About The Position

JASA is seeking a Part-Time Porter Guard for their Senior Citizen Housing community in Far Rockaway, NY. This role is crucial in maintaining a safe, clean, secure, and welcoming environment for older adults. The Porter Guard supports daily building operations, including maintaining common areas, assisting with building and grounds maintenance, monitoring visitors, managing logs, responding to emergencies, and providing excellent customer service. The position requires availability for fixed, non-negotiable shifts, including weekends.

Requirements

  • High School Diploma or G.E.D. preferred.
  • One or more years of previous related experience preferred.
  • Experience in porter services, custodial work, building maintenance, security, or residential settings preferred.
  • Ability to read, speak, and follow directions in English.
  • Strong communication and customer service skills.
  • Ability to interact respectfully and professionally with residents, visitors, and staff.
  • Ability to follow safety procedures and building protocols.
  • Dependable, responsible, and attentive to detail.
  • Ability to work independently and as part of a team.
  • Strong attention to detail and ability to maintain a clean and orderly environment.
  • Ability to perform heavy lifting, moving, and carrying packages, furniture, equipment, or supplies.
  • Ability to climb stairs and ladders.
  • Ability to bend, stoop, and perform physically demanding tasks.
  • Ability to stand and walk for extended periods as required by the position.
  • Must be available to work one of the two fixed schedules listed.
  • Must be available to work all scheduled days and hours associated with the selected shift.
  • Must be able to work weekends as part of the regular schedule.

Responsibilities

  • Clean and maintain building interiors, including hallways, stairs, apartment doors, windows, baseboards, elevator cabs, trash closets, hoppers, slop sinks, lobby floors, vestibule floors, glazed areas, light fixtures, metalwork, storerooms, workshops, and bathrooms.
  • Clean and remove items left behind in vacant apartments.
  • Dust vestibules and other common areas.
  • Maintain clean, organized, and welcoming common areas.
  • Sweep sidewalks, courtyards, and parking lots.
  • Trim shrubbery and remove weeds.
  • Remove debris from grass, landscaped areas, and other grounds.
  • Remove snow and ice from sidewalks, courtyards, and parking areas.
  • Deposit garbage into designated receptacles.
  • Keep common areas free from graffiti and other unsightly conditions.
  • Ensure all arriving visitors sign the visitor log book.
  • Maintain accurate visitor records and building logs.
  • Monitor building activity and report concerns to the appropriate supervisor.
  • Provide professional, courteous, and helpful assistance to residents, visitors, and staff.
  • Respond to alarms and emergency situations by recording the event, proceeding to the affected area, entering apartments if necessary, determining the nature of the emergency, and notifying appropriate services and supervisors.
  • Assist with maintaining a safe environment for residents, visitors, and staff.
  • Promptly report unsafe conditions, hazards, maintenance concerns, or other issues to the appropriate supervisor.
  • Move equipment and supplies throughout the building as needed.
  • Perform other related duties and responsibilities as requested or assigned.
