Title: Part-Time Assistant Property Manager Program(s) and Location: Folsom Oaks (Folsom, CA) Schedule: Part-time, non-exempt, 20 hours per week, Monday-Friday Pay rate: $22.39/hr Position Description: The Property Manager will be responsible for overseeing the operations of an 18-unit HUD PRAC 811 property in Folsom at our Folsom Oaks Apartment low-income housing community. Our ideal candidate is organized, customer-oriented, and has a strong understanding of property management principles, especially those related to HUD PRAC 811 properties.

Requirements

  • Previous property management experience, preferably in affordable housing or HUD PRAC 811 properties.
  • Strong knowledge of HUD regulations and compliance.
  • Excellent communication and interpersonal skills.
  • Proficient in property management software Yardi.
  • Strong organizational and problem-solving abilities.
  • Detail-oriented and able to work independently.
  • Ability to work well with diverse tenant populations
  • Possess a valid California Driver’s License and current vehicle insurance. Driving records must meet, and continue to meet, the underwriting standards established by the generalized driving guidelines used by our insurance broker. Must provide proof of insurance.
  • Must have at least 3 or more years of driving experience.
  • Ability to pass clearance of the Federal Bureau of Investigation (FBI) and/or Department of Justice (DOJ) background screenings.

Nice To Haves

  • Preferred certifications: COS (Certified Occupancy Specialist) and EIV (Enterprise Income Verification).
  • Previous experience working with individuals with psychiatric and/or other disabilities, homelessness and substance abuse is highly desirable.
  • Consumer of mental health services or a family member of a mental health consumer is desirable.

Responsibilities

  • Oversee day-to-day operations of the property, ensuring it runs smoothly and efficiently.
  • Enforce lease terms and manage tenant relations, including tenant selection following the waitlist, move-ins, renewals, and move-outs.
  • Complete interim recertifications and annual recertifications in accordance with HUD regulations.
  • Maintain and update property records, including tenant files and property maintenance records.
  • Ensure compliance with HUD regulations and other applicable laws.
  • Collect rent, manage delinquencies, and oversee evictions when necessary.
  • Act as the main point of contact for tenants, addressing concerns and resolving issues promptly.
  • Attend and participate in required HUD training and certification programs.
  • Act as a designated Mandated Reporter for the observed or suspected abuse and/or neglect of children, disabled individuals, dependent adults and elder/senior citizens. Mandated Reporter also includes “Duty to Warn” which includes the responsibility to notify authorities and the intended victim(s) of physical harm.
  • Ensure the protection and confidentiality of all Protected Health Information (PHI) by following all policies and procedures in the Agency HIPAA Manual.
  • Reliable and predictable attendance is required.
