About The Position

The Painter is responsible for delivering high-quality interior and exterior painting services across apartment communities and corporate facilities. Working closely with the Leasing and Maintenance Departments, the Painter ensures that units are prepared in a timely manner for new residents and that the property maintains a clean, professional appearance. This role requires attention to detail, time management, and a commitment to craftsmanship.

Requirements

  • Minimum 1 year of painting experience, preferably in residential, multi-family, or commercial environments.
  • Proficiency in using brushes, rollers, and spray equipment.
  • Strong knowledge of painting preparation, application techniques, and surface finishes.
  • Ability to prioritize and manage multiple tasks with minimal supervision.
  • Professional appearance and customer service skills when interacting with residents and staff.
  • Valid driver’s license and reliable transportation (if required for travel between sites).
  • Must be dependable, detail-oriented, and safety-conscious.
  • An understanding of, and adherence to Fair Housing Practices.

Responsibilities

  • Communicate regularly with Leasing and Maintenance teams to determine painting needs and priorities.
  • Review and carry out work orders and project assignments efficiently and accurately from within our Property Management software platform, AppFolio.
  • Communicate effectively using Microsoft Office Suite, including MS Outlook, MS Word, and MS Teams for messaging and online meetings.
  • Prepare surfaces for painting by washing walls, repairing drywall, filling holes/cracks with putty, and sanding for a smooth finish.
  • Remove old finishes using appropriate tools and methods such as scrapers, chemical compounds, or heat guns.
  • Apply primer, sealers, and paint using brushes, rollers, or sprayers to interior and exterior surfaces.
  • Mix and match paints, stains, and finishes according to project specifications.
  • Cover floors, trim, fixtures, and furniture using masking tape, drop cloths, and other protective coverings.
  • Remove and reinstall hardware such as doorknobs and switch plates as needed during prep and finishing.
  • Maintain an organized inventory of paint supplies, brushes, rollers, tarps, and other equipment.
  • Clean tools, equipment, and work areas using water, solvents, or other cleaning agents after each use.
  • Estimate material and labor requirements for painting projects as needed.
  • Ensure compliance with all safety protocols, company policies, and local/federal regulations.
