About The Position

As a Painter, Integrated Facilities Management, you’ll deliver high-quality painting and surface ‑ repair work across assigned properties to support timely, efficient unit turns and facility upkeep. You’ll complete repaints, touch-ups, and drywall repairs with strong attention to detail, maintain organized and well ‑ stocked paint operations, and collaborate with service teams to meet daily goals. This role requires routine travel between properties and a focus on safety, quality standards, and continuous improvement.

Requirements

  • High school diploma or equivalent.
  • 2+ years of interior residential painting experience; custom home painting experience is a plus.
  • Valid driver’s license and ability to travel between assigned properties; vehicle insurance as required.
  • Proficiency in brush, roller, and spray application; strong spray-prep skills.
  • Ability to complete small drywall repairs and texture matching (larger repairs a plus).
  • Working knowledge of spray equipment, elevated safety procedures, OSHA regulations, and MSDS requirements.
  • Ability to work at heights using ladders, lifts, or scaffolding.
  • Strong ability to work independently with minimal supervision.
  • Good written and verbal communication skills; English speaking preferred.
  • Availability to work all shifts, including weekends when needed.
  • Familiarity with maintenance management software (CMMS) or willingness to learn.

Responsibilities

  • Complete full-unit repaints or touch-up paints each day (typically one full repaint or two touch-ups per day, based on workload expectations).
  • Perform drywall repairs, including patching, sanding, and texture matching.
  • Execute paint prep work, surface repairs, priming, and finish applications for both interiors and exteriors.
  • Match, mix, and apply coatings using brush, roller, and spray equipment; follow spray equipment maintenance protocols.
  • Support timely and high-quality completion of unit turns and projects, contributing to operational efficiency and improved success rates.
  • Travel regularly between assigned properties to support portfolio-wide painting needs.
  • Maintain a consistently high standard of workmanship that reflects organizational expectations for appearance, durability, and professional presentation.
  • Ensure the paint shop is clean, well-organized, stocked, debris-free , and opened/closed according to established procedures.
  • Keep all painting tools and spray equipment in excellent condition, performing routine maintenance and identifying repair needs promptly.
  • Follow proper safety protocols, including OSHA, MSDS, and elevated-work procedures.
  • Proactively report issues affecting schedule, material availability, quality, or timely completion of tasks.
  • Collaborate with Service Managers and service teams to meet daily goals and align on priorities.
  • Offer process-improvement recommendations that enhance efficiency, reduce waste, support green practices, or elevate overall painting operations.
  • Identify and communicate training needs or resource gaps to leadership to ensure timely, high-quality performance.
  • Document all completed work, materials used, and follow-up needs in the CMMS; communicate clearly with residents or building occupants when relevant.
  • Demonstrate strong reliability and autonomy by working effectively with minimal supervision.
