About The Position

Collective Residential partners with property management companies to provide the capital, technology, shared services, and expertise they need for their next stage of growth, while each company keeps its local brand and team. We’re hiring a Painter / Turn Technician for one of our multifamily communities. The Painter / Turn Technician gets vacant apartments rent-ready: fast, clean, and right the first time. You’ll own the paint and make-ready side of every turn, so the leasing team has units to show and new residents move into a home that looks new. When turns are caught up, you’ll support the maintenance team with work orders and preventive maintenance. You’ll report to the Maintenance Supervisor.

Requirements

  • 1+ year of painting, drywall, or make-ready experience (apartments, residential, or commercial).
  • Solid drywall repair and texture-matching skills.
  • Ability to work quickly without sacrificing quality.
  • Ability to take part in the after-hours on-call rotation.

Nice To Haves

  • Multifamily make-ready experience.
  • Experience with an airless sprayer.
  • Basic plumbing, electrical, or appliance repair skills.
  • CAM-T or EPA 608 certification (or willingness to earn one).
  • Familiarity with a property management or work order system.

Responsibilities

  • Prep and paint full interiors of vacant units, including walls, ceilings, trim, doors, and cabinets as needed.
  • Patch and repair drywall, including holes, nail pops, cracks, and texture matching.
  • Caulk tubs, sinks, countertops, baseboards, and windows.
  • Cut in clean lines; spray and roll as appropriate for the surface.
  • Touch up common areas, stairwells, breezeways, and the leasing office.
  • Keep paint inventory organized, labeled, and matched to property color standards.
  • Complete turns to company standards within the scheduled make-ready timeline.
  • Walk vacant units with the Maintenance Supervisor to scope work and flag damages for charge-backs.
  • Replace blinds, light bulbs, outlet and switch covers, smoke detector batteries, filters, and hardware.
  • Perform minor repairs on doors, cabinets, drawers, towel bars, and fixtures.
  • Coordinate with cleaning, flooring, and resurfacing vendors so turn steps happen in the right order.
  • Complete a final quality check so every unit is 100% rent-ready before hand-off to leasing.
  • Complete service requests and preventive maintenance as assigned.
  • Take part in the after-hours emergency on-call rotation and respond within required timeframes.
  • Document completed work and materials used in the work order system.
  • Keep the shop, tools, and vacant units clean, secure, and organized.
  • Follow all safety procedures, including ladder safety, ventilation, and proper handling and disposal of paint and chemicals.
  • Treat all residents fairly and consistently in line with Fair Housing guidelines, and refer any accommodation or modification requests to the Maintenance Supervisor or Property Manager.
  • Treat residents and coworkers with courtesy and professionalism.
