About The Position

Project FIND's mission is to provide low- and moderate-income and homeless seniors with the services and support they need to enrich their lives and live independently. Project FIND operates three supportive housing residences and four senior centers. The Painter-Handyperson, reporting to the Director of Facilities Maintenance, is responsible for preparing vacant apartments and common areas for occupancy by performing high-quality painting, flooring restoration, and apartment turnover work. This role primarily serves the Hamilton and Hargrave locations but may be called to other sites as needed. The position is critical in reducing vacancy time by ensuring apartments are move-in ready and maintaining the appearance of Project FIND's residential properties. The role also supports all buildings with general handyperson duties, with painting being the main focus.

Requirements

  • High School Diploma or GED
  • Ability to sit, walk, and stand for numerous hours.
  • Ability to lift packages and other items up to 10 pounds.
  • Excellent customer service skills and ability to establish and maintain polite, professional, and effective working relationships with all contacts.
  • Good oral and written communication skills.
  • Show initiative and be responsible for follow-through.
  • Ability to work independently and as part of a team.
  • Ability to maintain confidential information.
  • Basic level computer skills; Microsoft Word and Excel.
  • Demonstrated flexibility with the ability to change priorities with limited notice, including working overtime and being available to work with little notice.

Responsibilities

  • Prepare vacant apartments for new residents by patching, repairing, sanding, and priming walls and ceilings.
  • Paint apartments, hallways, stairwells, offices, and common areas.
  • Repair drywall damage and perform minor plaster repairs.
  • Strip, wax, buff, and restore resilient flooring, as needed.
  • Remove and replace damaged vinyl flooring and transitions.
  • Install base molding and perform minor finish carpentry.
  • Complete punch-list items prior to occupancy.
  • Report deficiencies requiring licensed trades.
  • Work with Property Management to complete three-year paint job work orders to satisfy HPD compliance.
  • Paint hallways, community rooms, and offices.
  • Strip, wax, and buff common area floors.
  • Maintain walls, doors, trim, railings, and finishes.
  • Assist with seasonal projects and capital improvements.
  • Clean rooms by discarding old furniture, beds, and other debris.
  • Clean and polish floors, install new furniture and appliances.
  • Perform minor carpentry, plumbing, and plastering work.
  • Inspect building and its equipment and perform preventive maintenance.
  • Adjust and make minor repairs to furniture, office equipment, door closers, gravity hinges, sheetrock, faucets, drains, doors, etc.
  • Assist with apartment preparation to make rooms move-in ready.
  • Perform locksmithing and light carpentry duties.
  • Assist with cleaning and maintaining the building, including sweeping and mopping floors and stairs.
  • Assist with striping, waxing, and buffing floors.
  • Ensure trash is placed out for pickup based on the sanitation schedule.
  • Assist with sweeping and cleaning sidewalks and planters.
  • Assist with hosing down sidewalks with a pressure washer.
  • Assist in the removal of snow and ice during the winter and spread de-icer to prevent slipping.
  • Perform other related duties as assigned by supervisor.
