The Originating Loan Officer Assistant (C2C) is crucial in assisting originators by performing various activities to build complete loan files for submission, handling Contract to Close duties, and maintaining positive borrower relations through efficient loan origination processing, disclosure, and file review for underwriting compliance.

Requirements

  • High School Diploma or equivalent, required
  • Minimum two years' experience in Mortgage lending or related field
  • NMLS required
  • Ability to manage multiple priorities; strong detail orientation and highly organized.

  • Demonstrated patience and professionalism when interacting with both internal and external customers.
  • Strong verbal and written communication skills.

Responsibilities

  • Conduct one-on-one consultations with clients to understand their financial goals and assess their eligibility for mortgage loans.
  • Educate clients on various mortgage products, terms, and options, offering personalized recommendations.
  • Assist clients in completing mortgage applications, collecting necessary documentation, and ensuring compliance with lending guidelines.
  • Develop and maintain positive relationships with referral sources to generate prospects for loans.
  • Build a referral base with lead sources; self-generate new leads and maintain established referral sources and client lists.
  • Collaborate closely with underwriters, processors, realtors, and lenders to facilitate a seamless loan approval process.
  • Collect supporting documentation from borrowers, including paystubs, tax returns, W2s, award letters, and gap explanations.
  • Provide clients with a needs list and complete applications at initial contact.
  • Obtain executed disclosures within the regulatory timeframe.
  • Obtain accurate AUS findings and prepare the Initial Fee Worksheet.
  • Analyze credit reports and financial scenarios to determine appropriate loan products.
  • Determine profitable loan pricing and communicate fees to the operations team.
  • Submit a complete loan package to processing.
  • Lock in rates.
  • Review the Closing Disclosure (CD) to ensure fees and cash at closing are consistent with customer commitments.
  • Issue Lender Credit if needed and work with the processor and branch manager to request subsidies if the loan is out of balance.
  • Partner with production support teams to generate sales using company and online marketing resources.
  • Coordinate, create, track, and distribute marketing materials.
  • Deliver exceptional customer service by keeping clients and agents informed during the loan process and addressing their questions.
  • Stay current with industry regulations, lending trends, and changes in mortgage guidelines.
  • Perform any other reasonable duties required by Guild Mortgage Company or Loan Officer.
  • Monitor key dates related to loan transactions and respond accordingly.
  • Send loan forms, disclosures, agreements, and other supporting documentation to customers for completion and signature, managing the collection of completed documents.
  • Manage assigned originator's database, tracking active loans and entering data as needed.
  • Maintain customer contact to ensure follow-up of loan applications and answer basic customer inquiries while providing quality customer service.
  • Provide support in the collection and preparation of submitting loan applications with supporting documentation to processing.
  • Order 4506T, SSA, Credit Supplements, AccountCheck, and Work Number as needed.
  • Prepare and submit loan applications to processing, assisting in resolving subsequent file issues and escalating processor conditions as required.
  • Assist the processor in clearing any conditions placed on loans.
  • Provide any necessary assistance through the production and underwriting process.
  • Provide status updates to referral sources on active loans, subject to Guild’s policies on Consumer Privacy and Safeguarding of Information.
  • Answer customer inquiries related to active loans or loan application status.
  • Act as a primary point of contact for the customer, keeping them informed throughout the process.
  • Price loans in accordance with Guild’s policies and communicate fees to the operations team.
  • Quote rates and make commitments regarding locking to the customer.
  • Maintain referral source relationships through quick response time and excellent customer service.
  • Prepare and send thank you cards to referral sources and new clients.
  • Collect supporting documentation from customers, gathering necessary documentation for pre-approval.
  • Act as a point of contact for the customer and referral source, keeping them informed throughout the process.
  • Discuss product features with customers.
  • Perform other duties as assigned.
