About The Position

The Operations Manager – Capital Projects will oversee the coordination, execution, and administrative management of large-scale capital improvement projects across Rudin’s commercial office portfolio. This role will focus on critical building infrastructure projects including HVAC/chiller replacements, roofing, façade work, and other major building systems. This role serves as a central point of coordination between engineering, property management, and external vendors, ensuring projects are delivered on time, within budget, and in alignment with operational and financial objectives. The ideal candidate combines strong technical expertise with financial acumen, procurement experience, and disciplined project management capabilities.

Requirements

  • Bachelor’s degree in engineering, Construction Management, Facilities Management, or a related field preferred; an equivalent combination of education, technical training, certifications, and relevant experience will also be considered
  • 5–10+ years of experience in capital projects, building operations, engineering or construction management within commercial real estate
  • Experience managing large-scale infrastructure projects such as HVAC systems, chillers, roofs, facades, or other critical building systems
  • Strong understanding of construction processes, mechanical systems, procurement, and project financials
  • Proven experience with RFPs, vendor management, contract coordination, and bid analysis
  • Solid financial acumen with the ability to manage budgets, analyze costs, and support forecasting
  • Strong organizational, communication, and stakeholder management skills

Nice To Haves

  • Experience with Class A office operations and NYC building regulations highly preferred
  • PE/SMA/FMA/RPA a plus

Responsibilities

  • Track and manage capital project schedules, budgets, and execution milestones across multiple active projects
  • Serve as a liaison between engineering, property management, construction teams, and external consultants ensuring alignment across stakeholders throughout all phases of project delivery
  • Lead procurement and bidding processes, including RFP development, bid leveling, vendor analysis, and contract coordination
  • Monitor project risks, schedule impacts, and budget variances; recommend corrective actions as needed
  • Support capital planning, forecasting, and reforecasting efforts by maintaining project financial tracking, monitoring committed and projected costs, identifying variances, and preparing reporting and analysis for leadership review and decision-making
  • Maintain organized and auditable project documentation, including contracts, proposals, change orders, and compliance records
  • Develop and maintain project tracking tools, status reports, and executive summaries
  • Coordinate site logistics, access, and communication plans to minimize operational disruption
  • Ensure projects comply with company standards, NYC codes, Local Laws, and applicable regulations
