Operations Engineer Location: Bellevue, Washington Position Overview We are seeking a skilled Operations Engineer to maintain and optimize building systems and operations at our Bellevue facility. This role combines traditional building engineering responsibilities with specialized culinary equipment maintenance, requiring a versatile professional who can ensure seamless facility operations while supporting our food service infrastructure.

Requirements

  • Minimum 3-5 years of experience in building operations and maintenance
  • Demonstrated experience with commercial culinary equipment maintenance and repair
  • Strong knowledge of HVAC, electrical, plumbing, and building automation systems
  • Familiarity with commercial kitchen equipment brands and repair procedures
  • Ability to read and interpret technical manuals, blueprints, and schematics
  • Proficiency with hand tools, power tools, and diagnostic equipment
  • Valid Washington State driver's license
  • EPA Universal Refrigeration Certification required
  • High school diploma or equivalent required
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • Electrical or HVAC certification strongly preferred
  • Food service equipment certification (CFESA) is a plus
  • First Aid/CPR certification preferred
  • Technical degree or vocational training in facilities maintenance, HVAC, or related field preferred
  • Equivalent combination of education and experience will be considered
  • Experience with building automation systems (BACnet, Niagara, or similar)
  • Knowledge of energy management and sustainability practices
  • Previous experience in hospitality, healthcare, or corporate campus environments
  • Strong customer service orientation
  • Ability to work independently and manage multiple priorities

Responsibilities

  • Oversee daily operations of all building mechanical, electrical, and plumbing systems.
  • Monitor HVAC systems, lighting controls, fire safety equipment, and building automation systems to ensure optimal performance and occupant comfort.
  • Respond to service requests, troubleshoot system failures, and coordinate with contractors when specialized repairs are needed.
  • Perform regular inspections of critical building infrastructure to identify potential issues before they impact operations.
  • Execute comprehensive preventative maintenance schedules for both building systems and culinary equipment.
  • Develop and maintain PM schedules, document all maintenance activities, and ensure compliance with manufacturer specifications and industry standards.
  • Maintain all commercial kitchen equipment including ovens, ranges, grills, fryers, dishwashers, refrigeration units, ice machines, food warmers, and prep equipment.
  • Perform routine cleaning, calibration, and adjustment of cooking equipment.
  • Diagnose equipment malfunctions and execute repairs efficiently to minimize kitchen downtime.
  • Monitor building energy consumption and identify opportunities for operational improvements.
  • Implement energy-saving measures and participate in sustainability initiatives that reduce operating costs while maintaining comfort and functionality.
  • Maintain accurate records of all maintenance activities, repairs, and equipment histories in the computerized maintenance management system (CMMS).
  • Ensure all work complies with local building codes, health department regulations, and safety standards.
