About The Position

Mayroad is seeking a strategic and experienced Operations Director to lead property operations for a multifamily housing portfolio at the installation level. This leadership role is responsible for driving operational excellence, financial performance, and team development across maintenance, leasing, and resident services. You’ll partner closely with internal leadership and military stakeholders to ensure high-quality operations, strong financial results, and an exceptional resident experience. The Operations Director leads day-to-day property management operations for a multifamily portfolio. This role oversees maintenance, leasing, resident services, financial performance, vendor management, compliance, and property management teams while driving operational efficiency, customer satisfaction, and long-term asset performance.

Requirements

  • 5+ years of property management experience, preferably managing multifamily or multi-site properties.
  • 3+ years of supervisory or management experience.
  • Strong knowledge of property operations, leasing, maintenance, budgeting, and financial planning.
  • Experience with property management software such as Yardi, Entrata, or RealPage.
  • Strong leadership, communication, organizational, and problem-solving skills.
  • Ability to analyze property performance data and make informed business decisions.
  • Experience with vendor management, resident relations, compliance, and team leadership.
  • Ability to pass a 12-panel pre-employment drug test.
  • Ability to pass a state and federal background check to obtain access to the Air Force installation.
  • Valid, unrestricted REAL-ID compliant driver’s license required to drive on the Air Force Installation.
  • Must have personal vehicle for on-the-job transportation.

  • Bachelor’s degree in Real Estate, Property Management, Business, or a related field preferred.

Responsibilities

  • Lead daily multifamily property management operations, including maintenance, leasing, and resident management.
  • Manage, mentor, and develop property management teams and onsite managers.
  • Oversee property budgets, financial performance, operating expenses, and annual planning.
  • Manage vendors, service providers, contracts, and RFPs.
  • Develop strategies for property maintenance, capital improvements, and asset performance.
  • Build strong relationships with residents, owners, vendors, partners, and stakeholders.
  • Monitor property performance and identify opportunities to improve operations and profitability.
  • Ensure compliance with company, local, state, and federal property management requirements.
  • Lead operations meetings and communicate goals, priorities, and performance expectations.
  • Support business development, construction, renovation, and property improvement initiatives.
  • Promote excellent customer service and operational efficiency across the property portfolio.
