About The Position

This is an Associate position that will support the operations management of City-owned properties within the Asset Management portfolio at NYCEDC, specifically the Teleport Campus in Staten Island NY and other properties as assigned within the EDC portfolio. The Asset Management Operations Department is responsible for protecting and enhancing the value of City-owned real estate assets and to serve the operational needs of tenant businesses. In addition, the Department collects lease and fee income revenue for EDC and assists EDC in the allocation of resources among its properties.

Requirements

  • Bachelor’s Degree in Facilities Management, Business or equivalent.
  • At least 1 year of experience in building management, facilities maintenance or management, and/or transportation systems maintenance or management.
  • Demonstrated written and verbal communication skills.
  • Proven ability to work in a team environment and on individual projects with minimal oversight.
  • Proficient in Microsoft Word, Excel, Outlook, Access, and PowerPoint.
  • Valid driver’s license required.
  • Availability for 24 hour on-call response.
  • Ability to establish New York City residency within 180 days of starting.

Responsibilities

  • Support the Campus Director in coordinating Staten Island Teleport campus operations, including day-to-day activities, safety compliance, continuity of critical services, asset operability, and alignment with long-term operational plans.
  • Support management of on-site EDC field staff and contracted retainer workers, including contractor site visits, repair coordination, and staffing coverage for critical systems.
  • Assist with developing, implementing, and maintaining periodic inspection schedules for field staff.
  • Perform scheduled and unscheduled site inspections to verify service contractor compliance, identify needed repairs, address deficiencies, and maintain appropriate records.
  • Log, track, and maintain work orders completed by EDC field staff, ensuring records are current and available for operational follow-up.
  • Partner with the Campus Director on annual property budget preparation and long-term capital investment planning for the assigned portfolio.
  • Monitor and report on campus expenditures, budget trends, maintenance activities, and operational performance throughout the fiscal year.
  • Support contract administration by monitoring contractor performance against contract terms and coordinating with tenants/operators to promote timely resolution of service issues.
  • Provide administrative support, including purchase card reconciliation, AM system data entry, and invoicing support.
  • Conduct scheduled and unscheduled tenant check-ins to maintain customer satisfaction and address expectations in coordination with Portfolio Management.
  • Monitor tenant improvements for compliance with applicable building codes, insurance requirements, lease terms, and industry best practices.
  • Coordinate tenant-facing support during emergencies, when applicable and within the confines of lease agreements.
  • Develop and execute communication strategies that keep stakeholders informed of operational issues and ensure timely updates through outward-facing EDC departments.
  • Respond to emergencies as required, remain available and responsive for 24/7 on-call needs, and assist with operational decision-making as issues arise.
  • Monitor and support the Teleport campus electrical system, including coordination of response needs when issues arise.
  • Maintain a five-day onsite presence at the Teleport Campus, travel to One Liberty Plaza as needed, and provide possible weekend coverage subject to manager approval.
  • Perform other duties as assigned.
