About The Position

As an Operating Engineer at JLL, you will play a critical role in ensuring the safe, reliable, and efficient operation of building systems across assigned facilities. This position is hands-on and technically focused, with responsibility for operating, maintaining, troubleshooting, and repairing a wide range of facility systems. Your work directly supports JLL’s commitment to operational excellence, client satisfaction, safety, and sustainability by keeping facilities performing at optimal levels every day.

Requirements

  • High School diploma or GED equivalent.
  • Demonstrated experience operating and maintaining commercial or industrial facility systems.
  • Working knowledge of CMMS platforms (e.g., WebTMA), BMS/BAS, and standard computer applications (Word, Excel).
  • Strong troubleshooting skills with the ability to analyze system performance and self-perform corrective repairs.
  • Ability to safely lift up to 50 pounds and perform physical tasks such as bending, kneeling, squatting, standing, and working in varying environmental conditions.
  • Commitment to safety, compliance, and accurate documentation.
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • Completion of a union-sponsored Operating Engineer or Trainee program.
  • Experience with central utility plant operations.
  • Basic knowledge of Oracle or similar purchasing systems.
  • Familiarity with sustainability practices and energy-saving initiatives in commercial facilities.
  • Experience working in client-facing environments with multiple stakeholders.
  • Prior experience overseeing vendors and contracted maintenance services.

Responsibilities

  • Operate, maintain, troubleshoot, and repair facility systems including HVAC, electrical, plumbing, BAS/BMS, fire-life safety, and central utility plant equipment.
  • Perform preventive and reactive maintenance, ensuring all work orders and PMs are accurately documented and completed in the CMMS (WebTMA).
  • Monitor building systems, record operational readings, and make adjustments to ensure optimal performance.
  • Manage small operational projects from cradle to grave, including scoping, budgeting, collecting vendor quotes, and stakeholder communication.
  • Coordinate and oversee work performed by outside contractors, monitoring quality, safety, and pricing.
  • Identify safety hazards, report incidents or near misses, and ensure compliance with JLL, client, and regulatory safety and environmental policies.
  • Review service request trends and vendor performance to identify and resolve recurring operational issues.
