About The Position

As an Operating Engineer at JLL, you'll be the technical backbone ensuring critical building systems operate safely, efficiently, and reliably across your assigned facilities. This hands-on role positions you to maintain and monitor everything from mechanical and plumbing systems to structural elements, furniture, fire/life safety equipment, and control systems—all while keeping properties up to applicable standards. At JLL, we are collectively shaping a brighter way for our clients, and your expertise directly contributes to that mission by maintaining optimal performance of HVAC systems and associated equipment through regular cleaning, inspection, calibration, and parts replacement. You'll take ownership of facility services, preventative maintenance programs, purchasing and inventory control, and coordination with contracted maintenance vendors.

Requirements

  • High school diploma or GED
  • Minimum 2+ years of experience in the building maintenance industry
  • Valid driver's license
  • Ability to read and interpret safety rules, operating and maintenance instructions, procedure manuals, and instructions in written, oral, diagram, or schedule formats.

Nice To Haves

  • Accredited trade school degree in HVAC, electronics, or other industry-related trade (union training and certification also acceptable)
  • Universal CFC certification
  • Knowledge in the safe and proper use of ladders, lifts, basic hand tools, voltmeters, manual drain augers, plumber's helpers, safety goggles, ear protection, and fire extinguishers
  • Comfort working in less-than-ideal working conditions including mechanical rooms, rooftops, and confined spaces
  • Experience coordinating with external contractors and managing vendor relationships
  • Strong problem-solving skills with ability to identify patterns in service requests and implement preventative solutions

Responsibilities

  • Maintain and monitor mechanical, plumbing, structural, furniture, fire/life safety, and control systems to keep all facility and building systems up to applicable standards
  • Record equipment readings and make necessary adjustments to ensure proper operation, maintaining HVAC systems at optimum performance levels through regular cleaning, inspection, calibration, and parts replacement
  • Review monthly client service request summaries to identify patterns, pinpoint recurrent operational problems, and implement corrective solutions
  • Evaluate vendors and suppliers regularly for quality and competitive pricing, monitor maintenance work performed by outside contractors, and verify accuracy of deliveries for count, pricing, and description
  • Conduct periodic checks of tool and instrument inventory while maintaining responsibility for purchasing and inventory control
  • Comply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace
  • Perform facility services and preventative maintenance tasks while demonstrating technical proficiency across all building systems
