About The Position
The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. This role involves developing your engineering career at JLL, completing assigned tasks, maintaining work order systems, performing preventive maintenance, supporting on-call situations, troubleshooting building systems, complying with safety procedures, participating in training, performing Fire Life Safety maintenance and testing, seasonal start-up and shutdown, and other assigned projects. On-site presence is required.
Requirements
- 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
- 2nd Grade City of Houston Boiler License
- Universal CFC Certification
- State of Texas Maintenance Electricians License
- Experience using Microsoft Office (Word, Outlook, Excel, Teams)
- Ability to lift up to 50 lbs
- Comfort using ladders up to 30 feet tall
- Ability to frequently climb, bend, kneel, lift and/or drive
- Strong customer service skills
- Candidates must be authorized to work in the United States without sponsorship.
Nice To Haves
- Trade school education, union training, military service or college is desirable
Responsibilities
- Complete assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, HVAC systems, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
- Maintain work order system (CMMS) daily and complete any tenant service requests
- Perform assigned preventive maintenance and inspection tasks
- Support on-call or emergency response situations (if applicable)
- Troubleshoot all building systems, including electrical, DDC and pneumatic controls
- Comply with all safety procedures
- Participate in ongoing technical, safety, and operational process training programs
- Fire Life Safety maintenance and testing (Critical systems including emergency power)
- Seasonal start up and shutdown
- Other projects and tasks to be assigned
