About The Position

The Operating Engineer plays a critical role in ensuring optimal facility operations through hands-on maintenance, troubleshooting, and repair of building systems. This position requires technical expertise in one primary craft area—Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations—combined with versatility across other disciplines. You'll be instrumental in maintaining facility equipment performance, conducting preventative maintenance, managing safety protocols, and ensuring building systems meet applicable standards. This role directly supports JLL's commitment to delivering exceptional facility management services that keep our clients' operations running smoothly and efficiently.

Requirements

  • High School diploma or GED equivalent with minimum of 3 years related work experience in facility operations or building maintenance
  • Technical expertise demonstrated in at least one craft area: Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations
  • Working knowledge of computer applications including Microsoft Word and Excel
  • Ability to analyze system operations, diagnose problems or malfunctions, and implement corrective action
  • Physical capability to lift 35 pounds and perform tasks requiring bending, sitting, kneeling, squatting, standing, reaching, and laying for extended periods to access equipment components

Nice To Haves

  • Two years of trades schooling in electrical system design, refrigeration, or HVAC systems
  • Certification as a Universal Technician for CFCs (Chlorofluorocarbons)
  • State license in specialty area such as Electrician, Stationary Engineer, or Plumbing
  • Experience with facility services management including preventative maintenance program administration
  • Ability to work flexible hours including exposure to varying environmental conditions (heat, sunlight, rain, cold, daylight and nighttime hours as required)

Responsibilities

  • Operate, maintain, troubleshoot, and repair facility equipment across all building systems including Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems
  • Execute preventative maintenance programs including cleaning, inspecting, calibrating, and replacing parts to maintain HVAC systems and associated equipment at optimum performance levels
  • Record equipment readings and make necessary adjustments to ensure proper operation, safety compliance, and system efficiency
  • Review monthly client service request summaries to identify and resolve recurring operational problems, ensuring continuous improvement
  • Monitor quality and pricing of maintenance work performed by outside contractors, and evaluate vendors and suppliers for competitive pricing and service quality
  • Manage facility services responsibilities including purchasing, inventory control, contracted maintenance coordination, and technical documentation
  • Maintain a clean and safe workplace by complying with departmental policies for storage, usage, and disposal of hazardous materials, and performing periodic tool and instrument inventory checks
