About The Position

The Lead Operating Engineer plays a critical role in ensuring optimal facility operations through expert maintenance, troubleshooting, and repair of building systems. This position requires technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled capabilities across other systems. You'll be instrumental in maintaining facility standards and supporting JLL's commitment to operational excellence, ensuring our clients' buildings operate at peak performance levels.

Requirements

  • High School diploma or GED equivalent
  • 2-4 years of experience maintaining and repairing commercial building systems
  • EPA 608 Type II Certification
  • Ability to analyze operation of Commercial or Industrial Mechanical, Electrical, Plumbing, and HVAC systems, determine cause of problems/malfunctions, and take corrective action
  • Working knowledge of computer applications including Microsoft Word and Excel
  • Physical ability to bend, sit, kneel, squat, stand, reach, and lay as required to access equipment components for extended periods
  • Ability to work in various environmental conditions including exposure to heat, sunlight, rain, cold, and both daylight and night-time hours
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • EPA 608 Universal Certification
  • Two years of trade school education in electrical system design, refrigeration, and HVAC

Responsibilities

  • Perform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility and building systems to applicable standards
  • Maintain responsibility for facility services, preventative maintenance, purchasing and inventory control, contracted maintenance, and general maintenance operations
  • Clean, inspect, calibrate, and replace parts to maintain HVAC systems and associated equipment at optimum performance levels
  • Record equipment readings and make necessary adjustments to ensure proper operation
  • Comply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean and safe workplace
  • Perform periodic checks of tool and instrument inventory
  • Monitor quality and pricing of maintenance work performed by outside contractors
