About The Position

As an Operating Engineer at JLL, you'll serve as a vital technical expert responsible for the comprehensive maintenance and operation of all critical building systems that keep our client's facility running at peak performance. This hands-on role encompasses everything from HVAC and plumbing to structural, fire/life safety, and building control systems — ensuring each operates to applicable standards and delivers optimal performance for building occupants. You'll take ownership of preventative maintenance programs, vendor relationships, inventory control, and both routine and emergency repairs that maintain the integrity and functionality of the property. Requirements

  • High school diploma or GED certificate
  • Minimum of 2 years of hands-on experience in the building maintenance industry
  • Ability to read and interpret safety rules, operating and maintenance instructions, procedure manuals, and technical documents
  • Capability to interpret instructions furnished in written, oral, diagram, or schedule format

Nice To Haves

  • Universal CFC certification
  • Accredited trade school degree in HVAC, electronics, or other industry-related trade (union training and certification is also acceptable)
  • Experience with computerized maintenance management systems (CMMS) for work order tracking, preventive maintenance scheduling, and documentation
  • Demonstrated knowledge in the safe and proper use of ladders, lifts, basic hand tools, volt meters, manual drain augers, and other maintenance equipment
  • Experience evaluating vendor performance and managing contractor relationships
  • Strong troubleshooting skills with the ability to analyze recurring problems and implement lasting solutions

Responsibilities

  • Perform comprehensive maintenance, monitoring, and repairs across Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility compliance with all applicable standards
  • Maintain HVAC systems and associated equipment at optimum performance levels through regular cleaning, inspection, calibration, and parts replacement as needed
  • Record system readings and make necessary adjustments to ensure proper equipment operation while maintaining accurate documentation of all activities
  • Review monthly client service request summaries to identify patterns, pinpoint recurrent operational problems, and implement corrective solutions
  • Evaluate vendors and suppliers regularly to ensure quality work and competitive pricing, while monitoring maintenance work performed by outside contractors
  • Verify accuracy of all deliveries for count, pricing, and description while managing purchasing and inventory control for facility supplies and equipment
  • Comply with departmental policies for safe storage, usage, and disposal of hazardous materials while maintaining a clean, organized, and safe workplace
