About The Position

The Operating Engineer supports operation, inspection and maintenance processes to mechanical, HVAC, electrical and plumbing equipment and systems. You will work as part of an engineering team of 3 at a 250,000 square foot office building in Minneapolis. The schedule is 7am-3:30pm Monday through Friday with a 30-minute lunch break and rotating on-call (1 week on call out of every 3 weeks).

Requirements

  • 3+ years of related work experience, especially in repair, maintenance, HVAC, plumbing, electrical or carpentry
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)
  • Ability to lift up to 50 lbs
  • Comfort using ladders up to 30 feet tall
  • Ability to frequently climb, bend, kneel, lift and/or drive
  • Strong customer service skills
  • Candidates must be authorized to work in the United States without sponsorship.

Nice To Haves

  • 1-C Minnesota Boiler License is desirable
  • Trade school education, union training, military service or college is desirable
  • Universal CFC EPA certification or interest in achieving within first year (with JLL assistance)

Responsibilities

  • Perform preventative maintenance on building HVAC equipment, including heat pumps, pumps, make up air units, boilers, cooling towers, etc. and on other equipment as assigned
  • Complete repairs to building HVAC equipment and oversee repairs/replacements performed by vendors
  • Complete other assigned tasks that include but are not limited to: painting, pressure washing, maintaining lighting system bulbs/ballasts, plumbing, water treatment, locksmith work and general maintenance (as allowed by any licensing requirements)
  • Maintain work order system daily and complete any tenant service requests, with a focus on building HVAC system requests
  • Support on-call or emergency response situations
  • Troubleshoot all building systems, including electrical, DDC and pneumatic controls
  • Comply with all safety procedures
  • Participate in ongoing technical, safety, and operational process training programs
  • Other projects and tasks to be assigned
