About The Position

As an Operating Engineer at JLL, you will be a technical specialist responsible for the comprehensive operation, maintenance, and repair of critical facility equipment and systems, with particular emphasis on commercial plumbing operations. This role requires you to demonstrate deep expertise in commercial plumbing, piping systems, and water distribution infrastructure while maintaining multi-skilled capabilities across HVAC, electrical, and central utility plant operations. You will ensure all building systems—especially complex plumbing infrastructure—operate at optimal performance levels while maintaining the highest safety and quality standards that support JLL's commitment to exceptional facility management and client service.

Requirements

  • Deep technical expertise in commercial plumbing systems including potable water distribution, sanitary drainage, storm water systems, backflow prevention, water heating equipment, and pumping systems.
  • Multi-skilled capabilities across various building systems including HVAC, electrical, and central utility plant operations.
  • Proven experience troubleshooting and repairing complex commercial plumbing infrastructure, piping systems, and water treatment equipment.
  • Experience with facility services, preventative maintenance programs, and plumbing system optimization.
  • Knowledge of safety protocols for water quality management, hazardous material storage, usage, and disposal.
  • Understanding of quality control processes, vendor management, and plumbing materials procurement.
  • Ability to read and interpret plumbing blueprints, isometric drawings, and technical specifications.
  • Capability to work independently and complete daily/weekly work assignments effectively.

Nice To Haves

  • Licensed Journeyman Plumber or Master Plumber certification, or equivalent commercial plumbing credentials.
  • Formal training or certification in commercial plumbing systems, backflow prevention testing (ASSE 5110, 5120), and cross-connection control.
  • Experience with advanced plumbing diagnostics, water efficiency systems, hydronics, and medical gas systems (if applicable to facility type).
  • Background in contractor oversight specifically for plumbing installation, repair, and renovation work quality monitoring.
  • Knowledge of International Plumbing Code (IPC), Uniform Plumbing Code (UPC), and local jurisdiction requirements for commercial plumbing operations.
  • Experience with purchasing processes and cost management for plumbing materials, fixtures, and maintenance operations.
  • Familiarity with water conservation technologies, leak detection systems, and predictive maintenance techniques for commercial plumbing equipment.
  • Certification in green plumbing practices or water efficiency programs

Responsibilities

  • Execute preventative maintenance programs on commercial plumbing systems including domestic water supply, drainage systems, sanitary piping, storm water management, backflow prevention devices, water heaters, pumps, and associated equipment through inspection, testing, and replacing components to optimize system performance and prevent failures.
  • Troubleshoot and repair commercial plumbing systems including potable water lines, waste and vent systems, grease traps, sump pumps, water pressure regulators, thermostatic mixing valves, and fixture installations to maintain proper water distribution and drainage throughout the facility.
  • Monitor and adjust water supply systems, record pressure readings, temperature measurements, and flow rates, making necessary modifications to ensure proper operation, water quality, and compliance with plumbing codes across all facility systems.
  • Perform maintenance, monitoring, and repairs on mechanical, HVAC, structural, furniture, fire, life safety, and control systems to maintain comprehensive facility standards.
  • Review monthly client service request summaries to identify and resolve recurrent plumbing and operational problems, implementing corrective actions to prevent leaks, blockages, and system failures.
  • Monitor and evaluate vendor and supplier performance regarding plumbing materials quality, service standards, and competitive pricing.
  • Verify accuracy of deliveries including count, pricing, and product descriptions for plumbing components, pipe fittings, fixtures, and general facility supplies.
  • Conduct periodic checks of tool and instrument inventory, including plumbing-specific diagnostic equipment and specialized tools, to ensure operational readiness.
