About The Position

The Operating Engineer is responsible for the operation, maintenance, troubleshooting, and repair of building systems and facility equipment to support safe, reliable, and efficient building performance. This role plays a critical part in minimizing downtime, supporting tenant operations, and maintaining compliance with safety and environmental standards. The position requires strong technical expertise in HVAC, mechanical systems, and building operations, while delivering high-quality service in a fast-paced environment.

Requirements

  • Minimum of five years of experience in commercial building operations, maintenance, or engineering.
  • Valid 3rd Class Steam Engineer License.
  • Universal CFC Certification.
  • OSHA 30-Hour Certification.
  • Must be a member of Union Local 99 or be able to join within 90 days of hire.
  • Ability to pass law enforcement background screening requirements.
  • Working knowledge of HVAC/R systems, boilers, building automation systems, and system controls.
  • Proficient computer skills with the ability to work independently and manage assigned tasks with minimal supervision.

Nice To Haves

  • Experience working in critical facilities, commercial office buildings, or institutional environments.
  • Familiarity with reliability-centered maintenance practices and preventive maintenance programs.
  • Experience using CMMS or work order management systems.
  • Strong troubleshooting and problem-solving skills for mechanical and electrical systems.
  • Ability to mentor or guide junior staff and support strong customer service standards.
  • Experience operating emergency generators, fire pumps, and other critical building systems.
  • Ability to safely operate hand tools, ladders, and equipment while performing physically demanding tasks.

Responsibilities

  • Inspect, operate, and troubleshoot facility equipment and building systems to minimize service interruptions and support reliable building performance.
  • Perform maintenance and repair work on HVAC equipment, cooling towers, air handling units, boilers, and other building infrastructure systems.
  • Monitor building automation systems (BMS/CMMS) and maintain accurate work orders, maintenance logs, and operational documentation.
  • Support and coordinate daily activities performed by JLL staff and contracted vendors to ensure work is completed safely and efficiently.
  • Maintain mechanical rooms, equipment areas, steam stations, and related spaces in safe, clean, and audit-ready condition.
  • Respond to building emergencies, identify operational issues, and implement corrective actions while following established emergency procedures.
  • Ensure compliance with OSHA regulations, environmental requirements, building codes, and JLL operational and safety policies.
