About The Position

JLL is seeking an Operating Engineer to perform a wide variety of moderately complex technical tasks related to the inspection, repair, and maintenance of equipment, utility systems, and complex machinery. This role involves general maintenance, preventive maintenance, and repair work. The position is on-site in Franklin, MA, working a 3rd shift from Monday to Friday, 11:00 PM to 7:30 AM. The Operating Engineer will report to the Engineering Manager.

Requirements

  • High School diploma or GED equivalent
  • Three (3)+ years of relevant work experience, preventive & corrective maintenance of commercial &/or industrial buildings/equipment.
  • EPA Section 608 Universal certification
  • Must possess and maintain a valid state driver’s license
  • Experience using Computerized Maintenance Management System (CMMS) &/or Building Management System (BMS)
  • Strong Customer Service & Interpersonal skills
  • Experience using Microsoft Office (Word, Outlook, Excel, Teams)
  • Strong troubleshooting and problem-solving skills are required.
  • Knowledge of industry standards for mechanical maintenance, HVAC maintenance, and the ability to apply knowledge to maintenance, inspection, and testing of campus mechanical systems.
  • Ability to read, interpret, and understand basic engineering drawings and specifications including work orders and equipment manuals.

Responsibilities

  • Maintain, monitor, and perform preventive maintenance and continuous operation of all building systems including: fire/life safety, mechanical (HVAC, plumbing, controls), electrical (lighting, primary switch gear), and hot water systems.
  • Monitor operation, adjust, and maintain refrigeration, chilled water, reverse osmosis system, air compressor systems, and air conditioning equipment; and ventilating and hot water heaters; pumps, valves, piping and filters; other mechanical and electrical equipment.
  • Record readings and make adjustments where necessary to ensure proper operation of equipment.
  • Report any problems/malfunctions found while demonstrating the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required to schedule the maintenance.
  • Comply with departmental policy for the safe storage, usage, and disposal of hazardous materials.
  • Oversee the activities of contractors working within the building.
  • Keep records of buildings rounds and readings, all engineering logs and engineering data sheets.
  • Inform contractors so that they are informed and knowledgeable with respects to the building’s critical functions and the work they are to perform, including an incident contact response list.
  • Understand and comply with emergency escalation procedures.
