About The Position

As an Operating Engineer at JLL, you will play a critical role in maintaining the safe, reliable, and efficient operation of building systems. This position is responsible for diagnosing, maintaining, and repairing complex mechanical and HVAC equipment to ensure optimal building performance, occupant comfort, and regulatory compliance. Your expertise directly supports JLL’s commitment to operational excellence, asset preservation, and client satisfaction.

Requirements

  • High school diploma or state equivalent.
  • Minimum of two (2) years of related trade schooling.
  • Experience in building operations, facilities maintenance, or a related mechanical field.
  • City of Philadelphia Class A Building Operator License.
  • Universal CFC Certification.
  • Demonstrated ability to read and interpret blueprints, schematics, and assembly instructions.
  • Ability to work safely with minimal supervision while following established guidelines and procedures.
  • This position is covered by the International Union of Operating Engineers (IUOE) Local 835. Candidates must be a member in good standing or eligible to join.

Nice To Haves

  • Hands-on experience with centrifugal water chillers, low-pressure boilers, and large-tonnage HVAC systems.
  • Working knowledge of Building Automation Systems (BAS) and automatic temperature controls.
  • Experience maintaining auxiliary boiler equipment such as feed-water pumps, de-aerators, and forced draft fans.
  • Familiarity with air compressors, water softeners, and central plant operations.
  • Basic electrical and plumbing troubleshooting skills.
  • Experience documenting maintenance activities in a computerized maintenance management system (CMMS).
  • Strong communication skills for reporting findings and coordinating with management and vendors.

Responsibilities

  • Inspect, monitor, operate, maintain, and repair mechanical and HVAC systems using visual assessments, data analysis, instrumentation, and applied technical knowledge.
  • Perform preventive maintenance and corrective repairs on equipment such as chillers, boilers, pumps, fans, heat exchangers, compressors, air handlers, and Building Automation Systems (BAS).
  • Conduct routine building and mechanical room tours to identify operational deficiencies and potential equipment failures.
  • Respond to service requests and troubleshoot issues, determining urgency and recommending repair plans or outages as needed.
  • Perform minor electrical, plumbing, carpentry, HVAC, and general maintenance tasks in accordance with company procedures.
  • Document all work performed, including preventive maintenance, repairs, inspections, and deficiencies, within required systems.
  • Support management with vendor coordination, asset inventory verification, and operational reporting.
