Onsite Manager (LBPM)
About The Position
Fairgrove Property Management is seeking an Onsite Manager to oversee the day-to-day operations of a 120-unit apartment community. This role involves managing leasing, marketing, resident services, and unit turnovers, while maintaining a professional and courteous demeanor. The ideal candidate will be the main point of contact for residents and vendors, handle emergencies, and ensure the property is well-maintained. This is a part-time position requiring up to 5 hours per week, with a pay rate of $18.47 per hour. A discounted apartment unit is available for an individual willing to live onsite.
Requirements
- 1-3 years of property management experience.
- Strong communication and customer service skills.
- Must be willing to live onsite.
- Experience with Microsoft Office.
- AppFolio experience is a plus.
- Able to multitask in a fast-paced environment.
- Available to work weekends when needed.
- Valid driver's license and a clean driving record.

Responsibilities
- Be the main contact for residents and vendors.
- Respond to emergencies, including after-hours issues.
- Handle leasing, move-ins, move-outs, and lease renewals.
- Show available units and market vacancies.
- Maintain resident and property records in AppFolio.
- Conduct inspections and coordinate unit turnovers.
- Keep the property clean and well-maintained, including light porter duties (sweeping and cleaning).
- Coordinate vendors and monitor completed work.
- Track vacancies, work orders, and other property performance metrics.
- Review and approve vendor invoices.
- Order property supplies and maintain inventory.
- Stay up to date on landlord-tenant and fair housing laws.
- Attend company meetings and training.
