Onsite Maintenance Technician (Summit HOA SC)

The Onsite Maintenance Technician is responsible for performing general maintenance of buildings and grounds at HOA residential communities, under direction of the Maintenance Director. The Summit Homeowners Association (HOA) serves The Summit, a large master-planned residential community in Northeast Columbia, South Carolina, with its association office located at 305 Ridge Trail Drive, Columbia, SC 29229. The community offers amenities such as parks, walking trails, ponds, pools, playgrounds, and sports facilities, while the HOA manages community rules, architectural/exterior-improvement requests, leasing requirements, and resident services. Overall, The Summit is a well-established, amenity-rich neighborhood with convenient access to shopping and major roads, although residents' experiences with traffic, infrastructure, and HOA enforcement can vary.
Requirements
- 2+ years of maintenance experience required
- Experience with Carpentry, Concrete, Doors, Drywall, Fencing, Plumbing and Painting required
- Must have own tools and transportation
- Must be able to speak, read and write English.
- Must be a proficient problem-solver
- Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general
Nice To Haves
- Experience with Cleaning, Locks and Gutters highly desired
- Bilingual a plus
- Experience and skills with simple electric maintenance is a plus, but not necessary
- Pool maintenance experience is a plus, but not necessary
Responsibilities
- Perform preventative maintenance and routine maintenance
- Ensure completion of work orders using work order system
- General maintenance, janitorial and grounds work throughout the Community Associations
- Periodic inspections of grounds, common area buildings and structures
- Advising supervisor of needed repairs, improvements and safety issues
