About The Position

This position assists the Community Manager with the upkeep of buildings, equipment, facilities, and grounds by performing cleaning, organizing, and other housekeeping functions. The role is responsible for the care and upkeep of the entire community's buildings and grounds, ensuring spaces are ready for the next day. This includes tasks such as taking out trash, tidying, rearranging furniture, wiping surfaces, sweeping, mopping, vacuuming, and daily cleaning and sanitizing of bathroom facilities. The position also involves restocking necessary items, cleaning mirrors and windows, monitoring contractors to ensure adherence to building policies, and conducting daily exterior walks to identify any conditions needing attention. The Maintenance Supervisor will perform basic maintenance work and minor repairs, report major damages to management, and may oversee repairs. Occasional seasonal tasks, compliance with safety procedures, and maintaining Material Safety Data Sheet (MSDS) records are also part of the responsibilities. The role may involve mildly difficult situations, requiring personal initiative to solve problems before escalating to management.

Requirements

  • Minimum 1- 3 years of experience in general grounds or buildings maintenance.
  • General knowledge of electrical, plumbing, mechanical, and carpentry trades.
  • Must be able to operate tools and equipment related to facility maintenance.
  • Must be responsible, honest and reliable; able to attend work on a regular basis.
  • Must pass the Background Check and Drug Test.
  • Active Driver's License with a clear driving record.

Nice To Haves

  • Technical background from university or vocational sources a preferred.
  • EPA Certification or relevant HVAC experience (preferred)
  • Journeyman Plumbing License or relevant plumbing experience (preferred)

Responsibilities

  • Provides excellent customer service to homeowners, residents, and staff.
  • Responsible for the care and upkeep of buildings and grounds for the entire community.
  • Ensures spaces are ready for the next day, including taking out trash, tidying, rearranging furniture, and wiping surfaces as needed.
  • Sweeping and mopping of floors, as well as vacuuming carpets.
  • Daily cleaning and sanitizing of all bathroom facilities, including toilets, sinks, and showers.
  • Restock necessary items (e.g., soap, paper products).
  • Cleaning of mirrors and windows as needed.
  • Monitors contractors to ensure they are following building policies, including protecting floors and walls in common areas, working within permitted vendor hours, and following guidelines.
  • Walks around the exterior of the facility on a daily basis to spot any obvious conditions that need attention or maintenance.
  • Perform basic maintenance work and minor repairs (replacing broken switches, repairing door handles, replacing lightbulbs etc.).
  • Report major damages to management and willingness to oversee repairs, if asked to do so.
  • Undertake occasional seasonal tasks (e.g. shoveling snow from the sidewalk).
  • Complies with all safety procedures and requirements.
  • Maintains Material Safety Data Sheet (MSDS) records for all materials used on the property.
  • Other tasks as requested.
