Requirements

  • Minimum of two-years as an Onsite (HOA) property manager - high-rise preferred
  • Position requires driving - a valid DL and reliable transportation is needed
  • CMCA or state-equivalent certifications desired
  • Associates degree or higher
  • Strong leadership and supervisory skills
  • Excellent communication and interpersonal abilities
  • Knowledge of building systems and preventive maintenance
  • Budgeting and financial management skills
  • Vendor negotiation and contract management
  • Conflict resolution skills
  • Proficiency in property management software
  • Emergency preparedness and crisis management
  • Ability to sit for prolonged periods at a desk and work on a computer.
  • Ability to occasionally stand, walk, bend, or reach as needed.
  • Ability to lift or move objects up to 10–15 pounds (e.g., files, office supplies).
  • Manual dexterity to operate a computer keyboard, mouse, telephone, and other office equipment.
  • Visual acuity to read printed materials, spreadsheets, and computer screens.
  • Hearing and speech ability to communicate effectively in person, by phone, and in virtual meetings.
  • Ability to work in a standard office environment with moderate noise levels.
  • Ability to work a standard schedule, with occasional extended hours as required.

Responsibilities

  • Building Operations & Maintenance
  • Oversee daily building operations of a multi-story residential condominium tower.
  • Supervise maintenance staff, janitorial staff, concierge, and contracted service providers.
  • Develop and implement preventive maintenance schedules for: HVAC systems Elevators Plumbing and electrical systems Fire life safety systems Roof and building envelope Common areas and amenities
  • Conduct routine property inspections and ensure timely repairs.
  • Respond to and coordinate emergency situations.
  • Vendor & Contractor Management
  • Solicit bids and negotiate contracts for services and capital projects.
  • Manage third-party vendors including: Elevator companies Landscaping Security Pool maintenance Mechanical contractors
  • Ensure all vendors carry proper insurance and licenses.
  • Monitor vendor performance and compliance with contract terms.
  • Financial Oversight
  • Assist the HOA Board with annual budget preparation.
  • Monitor operating expenses and reserve expenditures.
  • Review and approve invoices for payment.
  • Provide financial and operational reports to the Board.
  • Assist with reserve study implementation and capital planning.
  • Resident Relations & Communication
  • Serve as primary point of contact for residents.
  • Address resident concerns, service requests, and complaints.
  • Enforce HOA rules and governing documents consistently and professionally.
  • Coordinate resident move-ins/move-outs.
  • Communicate maintenance schedules, projects, and building updates.
  • Compliance & Risk Management
  • Ensure compliance with local, state, and federal regulations.
  • Maintain fire and life safety compliance.
  • Coordinate inspections required by authorities.
  • Oversee insurance claims and incident reporting.
  • Maintain accurate building records and documentation.
  • Staff Supervision (if applicable)
  • Hire, train, supervise, and evaluate on-site staff.
  • Develop work schedules and assign duties.
  • Enforce safety standards and workplace policies.
  • Conduct performance evaluations.
  • Capital Improvements & Projects
  • Coordinate major repair and renovation projects.
  • Work with engineers, architects, and consultants.
  • Monitor project timelines, budgets, and quality control.
  • Provide progress updates to the Board.
  • Plus, all other work-related tasks as needed or directed
