About The Position

Cal-Am Properties, Inc., a leading operator of RV resorts, manufactured home communities, and apartment communities, is seeking an On-Site Property Manager. The Community Manager's primary goal is to foster a welcoming and thriving community environment for residents while ensuring the property's profitability and regulatory compliance. This role involves overseeing all aspects of community operations, managing team members, activities, and resources to achieve objectives set by regional and executive leadership.

Requirements

  • Minimum Education: High School or GED equivalent.
  • Minimum Experience: 2 Years of on-site management including supervisory responsibility.
  • Minimum Field-of-Expertise: Residential/multi-family property management experience.
  • Valid driver's license and good driving record required.

Nice To Haves

  • Preferred Education: Bachelor’s Degree.
  • Preferred Field-of-Expertise: Manufactured home community management experience.
  • Yardi software experience preferred, but not mandatory.
  • Will need to obtain and maintain CPO certification – company sponsored.
  • May need to obtain Manufactured Home Sales license – company sponsored – property dependent.

Responsibilities

  • Manages day-to-day operations of the community, including rent collection, lease management, and coordinating maintenance and landscaping.
  • Ensures compliance with federal, state, and local laws, landlord-tenant law, fair housing law, and company policies.
  • Responsible for office opening on schedule, maintaining office condition, and community curb appeal.
  • Hires, trains, motivates, and supervises the on-site team to achieve operational goals and ensures all staff complete necessary training.
  • Exhibits strong leadership qualities and professionalism, provides feedback, and holds employees accountable.
  • Completes monthly safety checklists and conducts monthly safety meetings with the team.
  • Implements strategies to maximize occupancy rates, minimize delinquencies, and increase revenue within company guidelines.
  • Attends weekly team meetings and training seminars.
  • Conducts daily 4-sided home inspections to assess the physical condition of buildings and grounds, with all homes inspected at least twice a year.
  • Works with the Maintenance team to coordinate repairs and/or upgrades.
  • Enforces architectural guidelines and community standards, reviewing addition and alteration requests.
  • Facilitates the screening process and reviews prospective residency applications.
  • Monitors and manages the community's financial performance, including budgeting and expense control.
  • Ensures timely collection and posting of all rents.
  • Manages all 3rd party agreements.
  • Coordinates with the legal team for evictions and utility cut-offs for delinquent rents.
  • Ensures timely and accurate completion of daily, weekly, and monthly reports.
  • Utilizes Yardi for invoice submission and approval, and maintains updated vendor insurance.
  • Monitors payroll in ADP.
  • Supports sales activities, including customer needs, open houses, resident activities, and home inventory inspections.
  • Enhances community visibility and referrals.
  • Develops and maintains positive relationships with residents by addressing their needs and concerns promptly and professionally.
  • Organizes, oversees, and monitors resident events.
  • Makes recommendations for and oversees the editing of the community newsletter.
  • Stays informed about industry standards, regulations, and market trends, recommending operational improvements.
