About The Position

The On-site Manager is responsible for the day-to-day operations of the assigned property, including managing residents, daily activities, and property resources to achieve budgeted financial and operational goals. This role ensures compliance with Company policies, Fair Housing, ADA, FCRA, and other relevant housing laws. The manager will handle resident support, leasing, maintenance requests, accounting, move-in/move-out duties, and other resident-related functions. This is a part-time, on-site position requiring the manager to live at the community. The available apartment is a one-bedroom with a discounted monthly rent of $2,190 plus utilities.

Requirements

  • Strong interpersonal skills and the ability to work under time constraints
  • Strong project management, analytical and research skills with a demonstrated ability to manage projects from inception through completion
  • 2+ years of property management experience; multi-unit experience a plus.
  • Excellent oral and written communication skills
  • Experience in supervisory role and managing staff
  • Proficient in Appfolio property management software or other similar property management software
  • General office, bookkeeping and sales skills
  • Computer literate, including Microsoft Office Suite
  • Must be detail oriented and able to focus with frequent interruptions
  • Maintains confidence and protects operations of business by keeping information confidential
  • Ability to operate in an open work area with moderate everyday noise
  • Ability to work from multiple locations
  • Ability to perform other duties as required
  • Must be available to work extended/flexible hours and weekends, as needed.
  • Regular attendance and active participation/planning at company functions and events is also required.

Responsibilities

  • Be the point-of-contact for all potential, new and current residents for site visits, leasing duties, rental inquiries and processing, property tours, rent collection, reporting and maintenance issues.
  • Maintain high occupancy and rent levels in accordance with the property specific plan.
  • Achieve community resident satisfaction and retention goals by resolving complaints and concerns in a timely manner, and answering questions concerning rent and fee payments.
  • Complete call-backs on all service requests within 24 hours.
  • Develop, produce and coordinate resident communications, including newsletters, surveys, lease violation letters, and other communications.
  • Organize and coordinate resident functions, including parties, birthday cards, welcome parties, and unit visits.
  • Evaluate the appearance and overall curb appeal, landscape, office environment and vacancies daily, ensuring the leasing office, tour path and model(s) are ready for show daily.
  • Check the answering service throughout the day for messages and return calls as necessary.
  • Provide input into the development of property budgets by analyzing financial statements, reviewing marketing information, and accessing operational reports.
  • Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, making financial bank deposits, and reviewing monthly financial status reports.
  • Oversee the lease enforcement process by approving prospective resident applications, discounts and renewal leases, conducting periodic apartment inspections, following proper notice requirements, evicting residents, and imposing and collecting late fees and other charges.
  • Gather, analyze, and interpret market and economic trends that may impact the property and implement short- and long-range marketing and leasing strategies.
  • Promote resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve service issues.
  • Ensure the property’s maintenance team members comply with Company standards for responding to and completing resident service requests, and follow up to ensure resident satisfaction.
  • Conduct regular property inspections to ensure that the physical aspects of the property, grounds, buildings, model(s) and amenities meet established standards for safety, cleanliness, and general appearance and appeal.
  • Assist in managing the client/owner relationship by meeting with owners, conducting property tours, providing updates on property performance, and responding to owner requests.
  • Develop new ideas and programs to enhance events, amenities, and the overall Resident experience.
  • Act as Residents’ primary contact and proactively communicate with them, understanding each Resident’s unique lifestyle, preferences, and needs, and ensuring personalized, high-quality services.
