About The Position

Barker Management Inc. is seeking an On-Site Maintenance person for a 54-unit property in Norwalk, CA. This full-time position involves performing basic maintenance repairs, including preparation and painting of units, electrical, plumbing, and carpentry. The role requires coordinating maintenance work schedules, completing service requests within 24 hours, and maintaining an inventory of supplies and equipment. The Maintenance Person is responsible for the upkeep of both interior and exterior areas of the property, including trash areas, stairwells, grounds, and parking lots. This position also involves assisting with move-in/move-out inspections, preparing vacated units for re-rental, and ensuring laundry rooms are cleaned daily. The role reports to the Regional Manager and requires adherence to Barker Management's maintenance procedures and policies.

Requirements

  • Familiarity with basic maintenance repairs including proper preparation and painting of units; electrical, plumbing, carpentry.
  • Ability to coordinate maintenance work schedules.
  • Responsibility for maintaining a written inventory of all supplies and maintenance equipment.
  • Responsibility for keeping a list of reserves for replacement items.
  • Responsibility to submit daily maintenance logs to the manager every Friday.
  • Ability to perform upkeep of exterior including replacing glass, lights, screens, and stucco repairs.
  • Ability to prepare vacated units for re-rental (paint, clean, repair).
  • Ability to ensure laundry rooms are cleaned daily.
  • Ability to walk the grounds twice a day.
  • Must read and understand Barker Management's manual in regard to maintenance procedures and policies.

Nice To Haves

  • Prior experience working at a residential property with 40+ units is preferred.

Responsibilities

  • Perform basic maintenance repairs including preparation and painting of units, electrical, plumbing, and carpentry.
  • Coordinate maintenance work schedules.
  • Complete service requests within a 24-hour period.
  • Perform interior painting.
  • Conduct maintenance repairs to the building.
  • Perform exterior cleaning of trash bin areas, stairwell areas, grounds, and parking lot.
  • Have knowledge of water & gas meter shut off procedures and cleaning out sewers.
  • Assist with move-in and move-out inspections.
  • Maintain a written inventory of all supplies and maintenance equipment, updated weekly.
  • Keep a list of reserves for replacement items.
  • Submit daily maintenance logs to the manager every Friday.
  • Perform upkeep of exterior areas including replacing glass, lights, screens, and stucco repairs.
  • Prepare vacated units for re-rental, including painting, cleaning appliances, carpet, floors, bathroom, and performing necessary repairs.
  • Ensure laundry rooms are cleaned daily, including trash removal, washing machines, sweeping floors, and washing windows.
  • Walk the grounds twice a day to note the condition of the development.
  • Other duties as assigned.
