The Occupancy Specialist will manage the day-to-day operations and compliance of existing affordable housing properties. Ensuring the proper management of ongoing compliance of placed residence. Position Description: Processing applications, conducting detailed income and household verifications, and performing annual or interim recertifications to ensure residents continue to meet program eligibility requirements (e.g., HUD regulations, LIHTC guidelines). Accurately calculating rents and utility allowances based on complex federal guidelines (e.g., HUD Handbook 4350.3). Lease management including administering leases, addressing lease violations, and mediating tenant-landlord disputes. Ensuring the property adheres to all relevant federal, state, and local housing regulations, including Fair Housing laws and specific program requirementsto remain compliant(e.g., Public Housing, Section 8, Low-Income Housing Tax Credit - LIHTC). Maintaining meticulous records of tenant information, income verifications, and program compliance. Working to achieve andmaintainmaximum occupancy rates for the property. Financialtasks toinclude collecting rent, posting payments, and managing delinquencies. Other duties as assigned
