About The Position

Occupancy Specialist – Beaver Dam & Columbus, WI Full-Time Monday–Thursday Schedule Meaningful Mission-Driven Work Lutheran Social Services of Wisconsin & Upper Michigan (LSS) is looking for a dedicated, detail‑oriented Occupancy Specialist to support our affordable housing communities in Beaver Dam (1 day/week) and Columbus, WI (3 days/week) . This is a part-time 32 hrs/wk , benefit‑eligible, first‑shift position with a primarily Monday–Thursday schedule. What You’ll Do As an Occupancy Specialist, you’ll be the face of LSS housing programs—supporting residents, ensuring compliance, and keeping our communities running smoothly. Your work helps individuals and families maintain stable housing, and your attention to detail ensures our programs meet HUD and Fair Housing standards. You will: Build strong, professional relationships with tenants, community partners, and stakeholders Manage tenant concerns with compassion, consistency, and professionalism Support lease enforcement and project rules Complete HUD Certified Occupancy Specialist training (provided by LSS) Maintain working knowledge of HUD handbooks and apply requirements accurately Promote and market properties to maintain strong occupancy rates Process payments, deposits, and monthly financial reporting Oversee tenant certifications, leases, and file accuracy Maintain compliant waiting lists and ensure adherence to Fair Housing laws Support curb appeal and facility standards, including light cleaning and unit turnover tasks Participate in inspections (HUD, WHEDA, REAC, city/state) Conduct apartment inspections and coordinate required facility testing Respond to after-hours facility or resident emergencies as needed Complete background checks, documentation, and administrative tasks Stay current with required training and best practices This role blends administrative work, compliance, customer service, and hands‑on property support—perfect for someone who enjoys variety and independence. Requirements

  • Ability to travel between sites and occasionally within WI/MI for training
