About The Position

The Neighborhood Service Manager is responsible for all physical operations of the Neighborhood, particularly the preservation and maintenance of the property. This role involves leadership in managing and mentoring staff, overseeing neighborhood operations including budget management, safety training, capital projects, vendor management, and inventory control. The Neighborhood Service Manager also acts as a knowledge holder of company policies and ensures compliance with rules and regulations for the safe and effective operation of the Neighborhood.

Requirements

Minimum of five years' experience and/or training in apartment maintenance.
Minimum of two years supervisory experience.
Ability to effectively present information and respond to questions from groups of managers, clients, Neighbors, and the general public.
Availability outside of standard 9-to-5 hours, including being on-call.
Working knowledge of federal, state and local governing laws.
Ability to read and interpret documents such as safety rules, operating manuals and maintenance instructions.
Standing, sitting, walking, repetitive motions, listening and hearing ability, and visual acuity.
Ability to lift up to 50 lbs. occasionally.

Nice To Haves

Possession of a High school diploma or general education degree (GED) is required.
Minimum of three certificates from related institutions reflecting completion of maintenance related courses, such as: BOMA, IREM and/or vocational programs.

Responsibilities

Hire, train, and mentor Neighborhood staff.
Resolve problems and look out for the best interest of the Neighborhood.
Manage the Neighborhood budget through cost-effective maintenance functions.
Oversee on-going safety training.
Manage capital projects.
Manage vendors and contractors.
Maintain inventory.
Act as a knowledge holder of company policies.
Ensure compliance with rules and regulations for the safe and effective operation of the Neighborhood.
Be on-call to help the team and Neighborhood.
