About The Position

Some companies call them “Maintenance Supervisors,” but at Prometheus, our Neighborhood Service Managers do so much more. The Neighborhood Service Manager is responsible for all physical operations of the Neighborhood, particularly the preservation and maintenance of the property. This role involves leadership in hiring, training, and mentoring staff, resolving problems, and looking out for the best interest of the Neighborhood. It also includes budget responsibility through cost-effective management of maintenance functions, ongoing safety training, capital projects, managing vendors and contractors, and maintaining inventory. The Neighborhood Service Manager is expected to be a knowledge holder of company policies and an example of how to comply with rules and regulations for the safe and effective operation of the Neighborhood.

Requirements

  • Minimum of five years' experience and/or training in apartment maintenance.
  • Minimum of two years supervisory experience.
  • Ability to effectively present information and respond to questions from groups of managers, clients, Neighbors, and the general public.
  • Availability to help when needed and be on-call.
  • High school diploma or general education degree (GED) is required.
  • Minimum of three certificates from related institutions reflecting completion of maintenance related courses, such as: BOMA, IREM and/or vocational programs.
  • Working knowledge of federal, state and local governing laws.
  • Ability to read and interpret documents such as safety rules, operating manuals and maintenance instructions.
  • Requires standing, sitting, walking, repetitive motions, listening and hearing ability, and visual acuity.
  • Ability to lift up to 50 lbs. occasionally.

Responsibilities

  • Responsible for all physical operations of the Neighborhood, particularly the preservation and maintenance of the property.
  • Hire, train, and mentor Neighborhood staff.
  • Resolve problems and look out for the best interest of the Neighborhood.
  • Manage the budget through cost-effective maintenance functions.
  • Oversee ongoing safety training.
  • Manage capital projects.
  • Manage vendors and contractors.
  • Maintain inventory.
  • Uphold company policies and ensure compliance with rules and regulations for safe and effective operation.
