About The Position

Monarch Investment and Management Group is seeking a Multifamily Marketing Specialist to support and enhance a portfolio of apartment communities in Minot and Williston, North Dakota. This role is crucial for driving occupancy, revenue, and team success through strategic marketing initiatives. The specialist will work closely with regional and on-site teams to achieve leasing goals, analyze market trends, and improve the online presence of the properties. This is a hands-on position focused on measurable results and collaboration.

Requirements

• Bachelor’s degree in Marketing, Communications, or related field.
• 1+ year of apartment leasing or property management experience.
• 3+ years of marketing experience (multifamily or real estate strongly preferred).
• Proven experience with digital marketing, social media, and online advertising.
• Strong communicator who can coach, influence, and present with confidence.
• Highly organized, analytical, and self-directed.
• Comfortable traveling within North Dakota (Minot and Williston).

Responsibilities

• Create and execute custom, property-level marketing strategies to increase traffic and maximize occupancy.
• Partner with Regional Managers, Property Managers, and Leasing Teams to boost leasing performance.
• Analyze market surveys, pricing, and occupancy trends to support rent growth and specials.
• Improve online reputation and digital presence across listings, reviews, and websites.
• Review leasing calls and coach teams to improve closing ratios.
• Train and mentor leasing professionals using GraceHill, webinars, and eLearning tools.
• Manage digital channels including community websites, Craigslist, and social media.
• Conduct on-site audits of leasing activity, Yardi data, and compliance.
• Deliver weekly, monthly, and quarterly performance and marketing reports.
• Identify regional trends and implement creative, data-driven solutions.
• Travel regularly between Minot and Williston communities.
