About The Position

D.R. Horton, Inc., the largest homebuilder in the U.S., is seeking a Multifamily Land Acquisition Manager. This role is responsible for land acquisition and entitlement, overseeing all related activities. The manager will coordinate with the development and design departments to ensure progress on essential services like water, sewer, storm water, electric, gas, and telephone/internet. The position involves planning and directing land acquisition and entitlement for future apartment construction, managing staff, communicating with corporate, and building relationships with brokers, landowners, and city officials. Key responsibilities include negotiating property acquisitions, creating documentation for buying decisions, conducting financial viability analysis during due diligence, resolving post-closing issues with the Entitlement Department and Project Manager, maintaining due diligence documentation, updating management, and researching new market data to identify underserved areas for development. The role also requires conducting business professionally and ethically.

Requirements

  • Bachelor’s degree from a four-year college or university
  • Two to five years of related experience and/or training
  • Must have a vehicle and a valid driver’s license
  • Strong verbal and written communication skills
  • Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications
  • Proficiency with MS Office and email

  • Working knowledge in Excel is preferred

Responsibilities

  • Plan and direct all activities related to the acquisition of land and the entitlement of land for future apartment construction
  • Manage staff and communicate with corporate staff as needed during the acquisition process to determine the viability of the project
  • Create relationships with brokers, landowners, real estate agents, attorneys, city management and staff to facilitate the acquisition of land and assist in coordination of the entitlements necessary to move the project to permit ready status
  • Negotiate the acquisition of property with the seller or the seller’s representative, coordinate with DHI Communities legal staff or representative to complete the contract with terms acceptable to DHI Communities
  • Create all documentation, reports and analysis to support buying/not buying decision for the project
  • During the due diligence process, prior to putting up hard money, complete analysis to determine the financial viability of the project and meet with the city to determine the city’s position on the project
  • Post-closing, work with the Entitlement Department and Project Manager to resolve any issues that arise and continue to coordinate with the city to receive all approvals
  • Maintain due diligence documentation
  • Update management on acquisition status and issues on a timely basis
  • Research and develop new market data to determine markets that should be targeted for further investigation. Determine within those markets areas that are underserved by the existing apartment stock where DHI Communities could develop successful projects
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company
