About The Position

Gaines Investment Trust is seeking a Multifamily Capital Improvements Project Manager to oversee a variety of capital projects that enhance the value, longevity, and performance of their apartment communities. This role is hands-on, highly visible, and essential to supporting operations across California, Nevada, and Arizona. The company is a family-owned, vertically integrated real estate investment company with 60 years of success, managing a diverse portfolio of over 8,000 apartment homes across 6 states, with a focus on quality, long-term planning, and disciplined execution.

Requirements

Must reside in San Diego, CA.
Solid background in construction management and capital improvement projects.
Skilled in contractor coordination, negotiation, and contract administration.
Able to travel frequently across CA, NV, and AZ.
Proficient in Microsoft Word, Excel, and project/contract management tools.
Organized, detail-driven communicator who can confidently work with leadership and site teams.

Responsibilities

Lead the RFP process, including scope development, bidding, and contractor selection for roof replacements, asphalt work, full paint and wood replacement, drainage, retaining wall repair and replacement, and other major capital work.
Build and manage strong vendor and contractor relationships.
Oversee capital projects from planning through completion, ensuring quality workmanship, budget alignment, and timely execution.
Collaborate with Regional Managers and Executive Leadership to ensure project priorities align with property and company goals.
Travel throughout CA, NV, and AZ to evaluate property needs and provide on-site project oversight.
