About The Position

The Multi-Site Self Storage Manager is responsible for overseeing the operations of multiple storage facilities, ensuring each property achieves operational, financial, and customer service goals. This role combines on-site management with regional oversight, providing leadership to property teams while maintaining accountability for revenue growth, occupancy, customer satisfaction, and property upkeep. The Multi-Site Manager serves as the key liaison between onsite facility staff and regional leadership, ensuring consistent performance, compliance, and operational excellence across all assigned locations.

Requirements

  • Willingness to work respectfully with people of diverse backgrounds
  • 2-3 years of property managerial experience; multi-site management preferred
  • Basic computer skills and proficiency in Microsoft Word & Excel
  • Strong written and verbal communication

  • Must have a flexible schedule with weekend availability
  • Ability to solve problems involving tenant ledgers, personnel, equipment/maintenance issues, emergency situations, etc.
  • Willingness to learn and a drive to improve facility performance
  • Ability to lift to 50 pounds is required
  • Valid driver's license
  • Must be able to pass background check

Responsibilities

  • Oversee sales strategies and customer service standards across multiple facilities.
  • Ensure staff are trained to provide exceptional customer service and meet sales goals for rentals, insurance, and merchandise.
  • Monitor performance metrics (conversion rates, occupancy levels, tenant retention) and implement corrective actions when necessary.
  • Support escalation of customer inquiries and complaints, ensuring prompt and professional resolution.
  • Ensure accurate processing of payments, bank deposits, and cash handling at all assigned facilities.
  • Review daily, weekly, and monthly financial reports to ensure accuracy and identify trends.
  • Monitor delinquency rates and oversee collection processes, including preparation for auctions and lien compliance.
  • Approve invoices and reconcile expenses for assigned properties.
  • Conduct regular property inspections to ensure cleanliness, safety, and functionality at all sites.
  • Oversee preventative maintenance schedules and ensure timely completion of work orders.
  • Perform general maintenance, including plumbing, electrical, carpentry, and basic HVAC knowledge.
  • Handle groundskeeping duties such as mowing, trimming, planting, and snow removal during winter months.
  • Provide leadership and coaching to facility managers and onsite staff.
  • Ensure consistent adherence to company policies, opening/closing procedures, and operational standards across all facilities.
  • Implement process improvements to enhance efficiency and consistency between sites.
  • Support onboarding and training for new facility managers and staff.
  • Ensure all facilities operate in compliance with company policies, lien laws, lease agreements, and state/local regulations.
  • Maintain accurate records of rentals, maintenance activities, inspections, and customer interactions.
  • Support safety and security protocols to protect tenants, staff, and company assets.
