About The Position

Dominium is seeking a motivated Multi-Site Manager to join their team and help address the affordable housing crisis. The company is a respected and innovative affordable housing development and management company with offices in Atlanta, Dallas, Phoenix, and Minneapolis. Dominium focuses on creating quality, affordable homes and fostering a strong sense of community. This role is for the Groves of Lawrenceville I and II, two apartment communities in Lawrenceville, GA, totaling 322 units. The Multi-Site Manager will be responsible for managing property operations to maximize occupancy, collections, physical appearance, resident retention, and compliance. They will establish and maintain positive relationships with residents, ensure professionalism, and oversee the day-to-day operations of the properties.

Requirements

  • Three years of multifamily property management experience required.
  • Proficient in MS Office Suite (Word, Excel, Outlook).
  • Strong verbal and written communication skills (English).
  • Ability to speak in front of groups of people.
  • Must be reliable.
  • Exceptional time management and organizational skills.
  • Must be able to think independently.
  • Must be able to work with minimal supervision.
  • Must be able to coach, mentor, and manage others.

Nice To Haves

  • 4-year degree preferred.
  • Accredited Residential Manager (ARM), Certified Occupancy Specialist (COS), Resident Apartment Manager (RAM), or similar designation preferred.
  • Tax credit experience preferred.
  • Accounting and administrative background preferred.
  • Yardi experience preferred.
  • Ability to speak a second language is a plus.

Responsibilities

  • Manage daily operations and potentially fulfill duties of open positions (caretaking, housekeeping, groundskeeping, light maintenance) to ensure physical appearance and cleanliness.
  • Act as a liaison between corporate staff and on-site management/maintenance personnel.
  • Meet with staff to discuss business, including occupancy goals, renewals, and projections.
  • Prepare and conduct employee orientations and training, and partner with HR as needed.
  • Prepare and conduct performance reviews, making recommendations for salary increases and advancements.
  • Hire and terminate employees in accordance with company policy, federal and state laws, and under the direction of the Area/Regional Manager and HR.
  • Maintain employee records for attendance, PTO, and performance management.
  • Work with residents to establish good communication and resident retention programs, resolving issues fairly and promptly.
  • Follow Dominium's purchase order and purchasing procedures.
  • Oversee and adhere to all appropriate company accounting directives.
  • Work within the established budget and immediately notify the Area/Regional Manager of any potential variations.
  • Collect rent and all monies due on the first of the month, maintaining thorough collection procedures.
  • Send eviction files in a timely manner and ensure files go to the collection agency per policy.
  • Handle all details of move-ins and move-outs, paying close attention to unit inspection checklists.
  • Review move-out charges to maximize chargebacks and compare them to the move-out checklist.
  • Process applicant files for screening in accordance with the property's designated housing program(s) in a timely and accurate manner.
  • Report accidents and emergency situations immediately.
  • Address and correct all internal and external audit findings within designated timeframes.
  • Maintain and/or document all community records, files, and reports in the property management database.
  • Conduct monthly safety meetings with all staff.
  • Respond to internet leads and review weekly traffic reports, closing ratios, renewal opportunities, and guest card follow-up procedures.
  • Review and sign all lease agreements.
  • Partner with corporate Marketing as needed.
  • Ensure all maintenance requests are handled promptly, efficiently, and in accordance with Dominium's policies and procedures.
  • Continuously inspect the property for improvements, recording deficiencies and taking necessary action within approved budgets.
  • Ensure the property is presentable at all times by regularly walking the property, including vacant units, grounds, and interior common areas.
  • Review work order response times and follow up with residents to ensure satisfaction.
  • Ensure office procedures are followed and completed in a timely manner, including accurate data entry for report submissions.
  • Check important audit issues daily (key boxes, staff appearance, job postings, etc.).
  • Supervise all outside contractors or vendors working on the property to ensure quality workmanship and adherence to contracts.
  • Enforce the Employee Handbook, Community Manager Expectations, Operations Policy and Procedure Manual, and related manuals (Preventative Maintenance, Yardi, etc.), as well as Compliance procedures (Section 42, Section 8, etc.).
  • Stay current and knowledgeable of federal, state, and local laws and regulations related to property management and resident needs.
  • Perform other duties as assigned by the Area/Regional Manager.
  • Conduct all duties of the Community Manager at multiple sites.
