About The Position

American Property Management is seeking a Multi-Site Maintenance Technician to service Terravista, Briarstone, and Bellamonte Apartments in Tacoma, WA. Founded in 1987, APM is a leader in multifamily community management with over 5,500 units under management. APM utilizes modern technology and AI tools to enhance efficiency and problem-solving, allowing teams to focus on high-impact tasks. This role requires physical presence at the job locations during scheduled hours (Tuesday - Saturday, 8 am - 5 pm), with flexibility for additional hours. Candidates must live within 30 miles of the properties and have reliable transportation. Relocation must be completed prior to the start date. The properties include Briarstone (157 units, built 1993), Bellamonte (120 units, built 1991), and Terravista (280 units, built 1990).

Requirements

  • 1+ years’ experience in multifamily or hotel maintenance required within the last 10 years.
  • Must be well-versed in the unit turn process from start to finish.
  • Must have experience in tracking and maintaining inventory.
  • Must provide your own basic hand tools – the Company will provide power tools.
  • Experience providing great customer service to residents and/or customers is required.
  • Driver's license is required.
  • High school diploma or GED required.
  • Demonstrates exceptional attention to detail and organizational abilities.
  • Proficient in effective communication and teamwork.
  • Maintains a positive outlook and embraces a collaborative team approach.
  • Shows responsibility and takes pride in their work.
  • Fluent in English, with strong reading, speaking, and writing skills.
  • Proven experience overseeing CapEx projects in a multi-family setting.
  • Strong project management skills with the ability to oversee multiple projects simultaneously.

Nice To Haves

  • 2+ years’ experience preferred.
  • Applicants with trades experience will receive consideration.
  • HVAC certification is preferred.

Responsibilities

  • Assist in getting units “rent ready”.
  • Abide by safety requirements at all times.
  • Safely use chemicals and equipment as a part of everyday duties.
  • Maintain grounds, work and storage areas and dumpster areas on a daily basis to ensure curb appeal up to company standards.
  • Paint and clean as needed to ensure timely unit turnover.
  • Ensure lawns are mowed and trimmed and entryways, walkways and driveways are blown and free of debris.
  • Ensure equipment is serviced on a regular basis to maintain safe operations.
  • Must be able to be on-call for emergencies or snow removal.
  • Maintain and enforce all company policies and procedures as established in the Operations Manual.
  • Must be able to clean units as needed.
