The Maintenance Supervisor is a key role responsible for ensuring the maintenance of properties, delivering superior customer service to residents, and supporting the Community Manager. This role requires a high degree of professionalism, a strong sense of community, and an authentic, positive approach to problem-solving. The Maintenance Supervisor will build relationships with residents, staff, vendors, and community partners, adopting a collaborative approach to foster success.

Requirements

  • At least 3 years of multifamily property maintenance experience.
  • One year of supervisory experience required.
  • Expertise in plumbing, HVAC, appliance repair, electrical, and carpentry work is required.
  • Valid Driver’s License.
  • Very strong organizational skills and ability to handle multiple priorities.
  • Solid interpersonal and customer service skills.
  • Must be available for on-call and weekend work.

  • HVAC and CPO certifications are highly desired.

Responsibilities

  • Deliver on commitments to residents and provide superior customer service.
  • Oversee the maintenance of the property in partnership with the Community Manager.
  • Create a sense of community and a positive experience for residents and staff.
  • Address and resolve resident and staff concerns with an open and professional attitude.
  • Actively listen and provide support to ensure residents and staff feel seen, heard, and valued.
  • Demonstrate customer service skills by treating residents and others with respect.
  • Answer questions from the team and residents.
  • Respond sensitively to complaints about maintenance services.
  • Assign work orders with efficiency and urgency.
  • Project a favorable image of the community to achieve property objectives.
  • Ensure consistency, follow-up, and follow-through in dealing with residents.
  • Enforce community policies as delegated by the Community Manager.
  • Complete work orders generated from resident requests and routine upkeep.
  • Diagnose and repair defects or problems in accordance with policies, procedures, safety standards, and code requirements.
  • Coordinate, schedule, and respond to resident/management requests and work orders.
  • Ensure all repairs and replacements are necessary for community common areas and units.
  • Support cost-cutting and expense control programs by fixing rather than replacing parts, minimizing waste, and practicing correct tool and equipment usage.
  • Inspect grounds, buildings, and other community features daily to identify and correct hazardous conditions.
  • Manage and order maintenance supplies inventory within budget guidelines.
  • Maintain a preventative maintenance program to extend the life of the community.
  • Maintain an organized and stocked maintenance shop adhering to safety standards and OSHA guidelines.
  • Maintain hazard communications program and promote safe work practices.
  • Manage unit inspections.
  • Maintain key control of the community.
  • Maintain accurate records regarding service requests, EPA/OSHA standards, preventative maintenance, apartment make-ready status, and work in progress.
  • Manage and participate in on-call emergencies.
  • Plan for and utilize property resources, equipment, and supplies economically.
  • Obtain bids/pricing from vendors, suppliers, and contractors.
  • Give direction to and monitor maintenance, construction, and rehabilitation activities.
  • Challenge team members to achieve higher levels of performance by establishing and communicating goals.
  • Develop standards for the cleanliness and appearance of community grounds, amenities, and interiors.
  • Supervise, train, and schedule maintenance staff activities under the direction of the Community Manager.
  • Monitor work progress of maintenance staff daily, providing assistance and instruction.
  • Provide input to the Community Manager regarding employee performance evaluations.
  • Ensure compliance with safety meetings, MSDS sheets, OSHA, and other safety-related laws and requirements.
  • Practice proper safety techniques and report any safety issues promptly.
  • Comply with safety and risk-management policies.
  • Follow established policies and procedures, including regulatory requirements and operational processes.
  • Conduct all business in accordance with company policies, Fair Housing, ADA, and other apartment industry laws.
