About The Position

The Leasing Consultant executes the property's marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. This role involves sales and leasing activities, administrative tasks, marketing efforts, market analysis, lease enforcement, resident follow-up, and ensuring the property meets company standards.

Requirements

Must be available to work on weekends when scheduled and must be able to perform the essential job functions unaccompanied.
High School Diploma or GED Equivalent
Property Management, Sales, Marketing, and Customer Service background sufficient to manage the day-to-day operation of an apartment community.
Communication, Presentation, and Delivery Skills with ability to connect to people at all levels.
Proficiency in internet, word processing, spreadsheet, and database management programs for reporting purposes.
Strong proficiency in property management software (preferably Entrata Yardi and/or One Site).
Current Valid Driver's License
Must be able to push, pull, lift, carry, or maneuver weights up to twenty (20) pounds independently and fifty (50) pounds with assistance.
The employee is frequently required to stand, walk, reach with hands and arms, climb, stoop, and squat.
Intermittently required to sit and perform keyboard work.
Routine local travel may be required to run business-related errands including but not limited to meetings and training.

Responsibilities

Performs all sales and leasing activities in person to achieve the property's revenue and occupancy goals by greeting and qualifying prospects face-to-face, conducting property tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth resident move-in and lease signing.
Completes various accounting, financial, administrative, and other reports and performs other duties as assigned or as necessary.
Designs and executes offsite marketing activities to create and drive traffic to the property, including implementing resident referral and employer outreach programs, using internet marketing tools, social media and following other property-specific marketing plans, and special programs.
Gathers, analyzes, and interprets market and economic trends that may impact the property and recommends improvements.
Keeps informed of changes in technology, industry and standards, leasing and sales tools and processes.
Manages the lease enforcement process, including apartment inspections, evictions, collections, notifications, and other processes as outlined in the lease agreement, and takes appropriate action.
Follows up with prospects and new residents to ensure satisfaction to finalize decisions to lease and/or renew.
Executes and performs activities in support of the property's lease renewal program in advance of move-out dates, ensuring that lease renewal documents are signed and implemented on time.
Responds quickly and courteously to resident and client/owner concerns and questions, and takes prompt action to solve problems and/or documents and conveys resident or other requests to the appropriate individual(s).
Works in a stressful environment and works peacefully with co-workers and residents.
Responsible for safety, cleanliness, and general appearance and appeal of property, and reporting any mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents.
Ensures that the property and show units meet the Company's standards for show quality by daily inspecting the property including but not limited to the leasing office, amenities, model and more for daily leasing activities.
Resolves customer complaints and issues.
Stays informed about current market and competitor conditions that may impact the community's occupancy and sales results, develops and implements short- and long-term marketing plans and goals to sustain occupancy, and follows the property's established policies related to concessions, specials, and other programs to boost occupancy.
Performs other duties as assigned.
