About The Position

This role is responsible for obtaining signed closing documents from the title company and shipping them to the appropriate investors and insuring government loans. The Mortgage Shipping Purchase Clearer will coordinate with title companies, review and stack documents per investor requirements, upload documents into Encompass, and maintain a tracking system for all packages. This position also involves obtaining final checks and closing disclosures for the mortgage accounting department, airmailing final notes to investors, confirming MERS registration and transfer, and preparing FHA/VA/USDA files. Additionally, the role includes paying MIP/FF, completing insuring data for FHA/VA/USDA systems, receiving and tracking final Deed of Trust and Title Policy documents, and retrieving missing documents. The Mortgage Shipping Purchase Clearer will also correct pending conditions from government agencies, maintain a system for insuring tracking, pull payment and goodbye letters, update the closing log, and act as a liaison for post-purchase investor follow-ups and reconciliations. The position requires obtaining purchase advises from investors and coordinating with mortgage accounting for loan payoffs.

Requirements

  • High school graduate or equivalent.
  • Knowledge of mortgage compliance.
  • 3 or more years’ experience in Mortgage loan shipping or document follow up functions.
  • Ability to apply common sense understanding to carry out detailed but uninvolved instructions and to deal with problems involving a few variables.
  • Ability to perform very basic math skills including adding, subtracting, multiplying, and dividing two-digit numbers; the four basic arithmetic operations with money, and operations with units such as inch, foot, yard; ounce, and pound (or their metric counterparts).
  • Ability to use passive vocabulary of 5,000-6,000 words; read at a slow rate; and define unfamiliar words in dictionaries for meaning, spelling, and pronunciation.
  • Ability to write complex sentences, using proper punctuation, and using adjectives and adverb.
  • Ability to communicate in complex sentences, using normal word order with present and past tenses and good vocabulary.

Responsibilities

  • Coordinate with title companies to receive final signed closing documents.
  • Review documents and stack per investor requirements and upload into Encompass.
  • Maintain tracking system for all packages.
  • Obtain final checks from title company along with Final Closing Disclosure to forward to mortgage accounting department.
  • Airmail Final Note to investor.
  • Confirm accuracy of MERS registration and transfer.
  • Stack the FHA / VA/USDA file in correct order per agency guidelines.
  • Pay the MIP / FF in a timely manner.
  • Complete Insuring data to FHA/VA/USDA systems for final insuring.
  • Receive, upload, and track final docs Deed of Trust and Title Policy.
  • Maintain tracking log of all final documents and call title/recording office to retrieve missing documents.
  • Maintain tracking log of all government loans for insuring and payments to ensure proper timelines.
  • Correct and return any pending conditions issued by government agency.
  • Maintain system for insuring tracking purposes.
  • Pull payment letters and investor Goodbye letters and update closing log with purchased loans.
  • Obtain purchase advises from all investors and coordinate with mortgage accounting for loan payoff.
  • Secondary Marketing Liaison for all post purchase investor follow up reconciliations.
