About The Position

The main purpose of this job is to be responsible for the timely delivery, review, and cure of mortgage loan collateral following closing. This role ensures complete, accurate, and compliant final loan documentation is received, reviewed, recorded, and delivered to investors and custodians within required timelines. The position works closely with investors, title companies, secondary marketing, servicing, and internal operations to support loan purchase, pooling, and servicing transfer activities.

Responsibilities

  • Deliver closed loan files to investors electronically or via FedEx/UPS in accordance with investor and company requirements
  • Maintain on‑time delivery standards to support loan purchase and secondary marketing commitments and partner with that team to ensure accurate and timely delivery of all loan products, including the potential for government loan sales
  • Work directly with investors to clear post‑closing deficiencies and support funding and loan purchase
  • Check in original Notes daily and maintain accurate tracking and deliver regularly to servicing or custodial partners
  • Ensure proper endorsement and collateral handling standards are met, and follow up to obtain final/trailing documents via mail, email, and incoming mailroom scanning
  • Monitor and manage the Final Document mailbox and workflow queues.
  • Review recorded documents, including Deeds of Trust/Mortgages, Riders, and Assignments, for: correct vesting and borrower information, accurate recording data, proper execution, notarization, and signatures
  • Review final title insurance policies to ensure: correct insured lender, insured amount, and loan information and proper endorsements based on loan program and investor requirements
  • Match legal descriptions between title policies, security instruments, and riders to ensure enforceable lien position
  • Identify document defects or discrepancies and coordinate cures with title companies, investors, counties, and settlement agents
  • Track outstanding trailing documents and suspense items through resolution.
  • Ensure curative actions are completed within investor‑required timelines to mitigate risk and cost
  • Ensure Shipping documentation complies with federal, state, agency, and investor guidelines
  • Pay USDA Guaranty fees and support post‑closing government loan requirements as applicable.
  • Image, index, and maintain final documents accurately in the Loan Origination System.
  • Maintain audit‑ready loan files with clear documentation and resolution notes.
  • Assist the Fulfillment Center Supervisor with review of imaged loans for accuracy and completeness.
  • Collaborate cross‑functionally with Processing, Closing, Secondary Marketing, Compliance, and Servicing teams
  • Perform other duties as assigned
