About The Position

The Mortgage Servicing Property Preservation Specialist is responsible for managing and overseeing the maintenance, inspection, and preservation of properties within a mortgage servicing portfolio—primarily defaulted, delinquent, or foreclosed assets. This role ensures properties are secured, maintained to investor and regulatory standards, and protected against deterioration or loss in value.

Requirements

  • High school diploma or equivalent required
  • 2+ years of experience in mortgage servicing, property preservation, default servicing, or a related field
  • Knowledge of investor guidelines (FHA, VA, GSEs) and property preservation standards
  • Strong attention to detail and ability to analyze reports and photographic evidence
  • Experience working with vendor management systems and servicing platforms
  • Proficiency in Microsoft Office (Excel, Word, Outlook)
  • Excellent organizational and time management skills
  • Strong written and verbal communication abilities

  • Associate or bachelor’s degree preferred
  • Experience with inspection and preservation tools such as VendorScape, MCS, Safeguard, or similar platforms
  • Understanding of foreclosure timelines and processes
  • Ability to manage multiple priorities in a fast-paced environment
  • Problem-solving mindset with a focus on cost control and compliance

Responsibilities

  • Coordinate and monitor property preservation activities including inspections, securing, winterization, repairs, and maintenance
  • Review vendor reports, photos, and invoices for accuracy, quality, and compliance with guidelines
  • Ensure adherence to investor, insurer, and regulatory requirements (e.g., FHA, VA, Fannie Mae, Freddie Mac)
  • Manage timelines and service level agreements (SLAs) to prevent curtailments or penalties
  • Communicate with field service vendors to issue work orders, resolve deficiencies, and ensure timely completion of tasks
  • Audit property condition reports and preservation actions to ensure cost-effectiveness and necessity
  • Track and approve expenses within allowable limits and escalate exceptions as needed
  • Maintain accurate records and documentation in servicing systems
  • Identify risks related to property condition, code violations, or hazards and initiate corrective actions
  • Collaborate with internal departments such as foreclosure, REO, claims, and compliance teams
