About The Position

The Mortgage Document Specialist manages the entire lifecycle of Gateway's mortgage documents and disclosures between the Loan Origination System (LOS) and Document Generation System (DGS), ensuring accuracy across all products and states. This hands-on, compliant-driven role translates regulatory rules into technical logic to prevent closing delays, cure costs, and repurchase risks.

Requirements

  • Thorough knowledge of loan production.
  • Thorough knowledge of agency selling guide disclosure and document requirements across FNMA, FHLMC, FHA, VA, and USDA.
  • Demonstrated working knowledge of mortgage Document Generation Systems, including custom document development and conditional logic.
  • Strong written documentation skills. Able to produce configuration documentation, test scripts, and audit responses without significant rework.
  • High attention to detail and comfort working with field-level precision and structured data.

  • Bachelor's Degree, or equivalent.
  • 2-4 years configuring mortgage documents and disclosures in a production LOS or document engine environment.
  • Experience supporting a Freddie Mac and Fannie Mae seller/servicer.
  • Familiarity with state-specific document requirements in Texas (including Texas Section 50(a)(6) home equity), Oklahoma, and South Carolina.

Responsibilities

  • Builds and maintains custom documents, conditional logic, data mappings, and document sets in DGS.
  • Configures closing packages, smart docs, and data mapping between LOS and DGS for accurate population.
  • Owns TRID compliance for initial disclosures, Loan Estimates, Closing Disclosures, and changed-circumstance logic.
  • Configures eConsent, eDelivery, and eSign workflows for Conventional, FHA, VA, USDA, Jumbo, and Non-QM products.
  • Maintains accurate state-specific disclosures, timing rules, and loan-level requirements.
  • Configures closing docs for wet, hybrid, and Full eClose/RON transactions based on product and state.
  • Manages version control, effective dates, and audit-ready documentation for all custom documents.
  • Performs UAT, build test cases, and execute regression testing to ensure accurate document output.
  • Translates CFPB, investor, and agency (FNMA, FHLMC, FHA) changes into actionable configuration updates.
  • Exercises awareness with regard to possible suspicious activity, money laundering or fraudulent behavior and reports any such incidents to the BSA department.
  • Performs all job functions in compliance with all company policies and federal, state, and local laws and regulations as applicable to the position, including, but not limited to BSA/AML, OFAC and GLBA/privacy rules.
