Mortgage Loan Originator

Tilson HomesSan Marcos, TX

About The Position

Wagon Hill Home Loans is hiring a Mortgage Loan Originator (Builder / Construction-to-Perm Specialist). This is not a traditional mortgage role. As the dedicated lending partner to Tilson Homes, you will operate at the intersection of homebuilding and mortgage banking—helping customers finance custom homes built on their own land. You will engage customers early in their journey—pre-qualifying them and understanding their financial goals before construction begins—and remain their trusted advisor through completion, ultimately delivering the permanent financing that pays off the interim construction financing provided by Tilson. This remote role offers a consistent flow of builder-referred business, deeper customer relationships, and the ability to differentiate through expertise—not just rate.

Requirements

  • 2+ years in mortgage origination (construction or builder lending preferred)
  • Active NMLS license (Texas required; additional states a plus)
  • Knowledge of Conventional, FHA, VA, and construction-to-perm lending
  • Ability to guide customers through complex decisions
  • Comfortable working closely with builder sales teams
  • Clear, proactive, and customer-first mindset

Responsibilities

  • Engage customers early in their homebuilding journey to assess qualifications and align financing with their goals.
  • Serve as the primary mortgage advisor from initial consultation through closing.
  • Structure and originate the permanent financing that replaces interim construction funding.
  • Clearly communicate options, payments, and strategies so customers can move forward with confidence.
  • Collaborate with Tilson sales to integrate financing into the homebuying process and improve conversion.
  • Coordinate with processing, underwriting, and closing to meet timelines and deliver a seamless experience.
  • Ensure all loans meet regulatory and company standards with accuracy and quality.
