Austin Commercial is seeking an MEP Manager I for its North Texas Division. This role is responsible for the overall direction and control of the installation of all electrical, plumbing, mechanical, sheet metal, insulation, sprinkler systems, and life safety systems within Austin Commercial projects. Requirements

  • B.S. in construction management/science, engineering, or related field.
  • 5-8 years of comparable MEP experience with a GC or mechanical contractor.
  • Successful completion of OSHA 30-Hour Construction Industry Outreach Training required (may obtain within first year of employment).
  • Proficient in project manager software.
  • Proficient with cost projection, scheduling, financial analysis, budget reviews, and labor reports.
  • Ability to build and manage high performing teams.

Responsibilities

  • Assist in the overall direction and control of the installation of all electrical, plumbing, mechanical, sheet metal, insulation, sprinkler systems, and life safety systems.
  • MEP trade coordination, space management, and constructability studies.
  • Manage certificate of occupancy.
  • Review subcontractor submittals and proposed change pricing.
  • Ensure compliance with building codes and manage relations with city inspectors.
  • Conduct kitchen, computer room, and health final inspections.
  • Evaluate the complexity of mechanical/electrical designs and estimate construction costs and maintenance.
  • Serve as a technical resource in meetings with owners and architects, discussing mechanical/electrical systems and potential difficulties.
  • Attend weekly meetings with owners, architects, and subcontractors, outlining work, phasing, scheduling issues, and quality of work.
  • Hold separate meetings with mechanical/electrical contractors as necessary.
  • Ensure timely submission and completeness of mechanical/electrical shop drawings.
  • Responsible for on-time delivery of equipment.
  • Responsible for the complete coordination of MEP scope.
  • Utilize overlay or CAD systems to prevent space requirement problems and coordinate shop drawings between subcontractors.
  • Check mechanical and plumbing shop drawings for routing, dimensions, and inspect installed work for QA/QC.
  • Check electrical shop drawings for rough-ins, switchgear layout, riser diagrams, and generator equipment placement.
  • Perform detailed inspections of electrical work in progress for quality, timely installation, and compliance.
  • Meet regularly with city electrical inspectors and inspect work in progress.
  • Establish early contact with city fire department inspectors for fire sprinkler systems, review shop drawings, and coordinate tamper/flow switches with the fire alarm system.
  • Inspect fire sprinkler work in progress for quality and completeness.
  • Inspect and coordinate the installation of all life safety systems, smoke evacuation systems, fire control centers, communication systems, and fire extinguishers.
  • Review proposed changes for accurate cost and schedule impact.
  • Resolve technical problems with the architect.
  • Review and ensure the propriety and timeliness of subcontractor pay requests.
  • Resolve problems encountered in payments to subcontractors.
  • Act as a liaison between owners, architects, general contractors, and associated disciplines.
