About The Position

The Marketing Director will lead the marketing strategy for Green Alpha Property Management and its portfolio of communities. This individual will be responsible for developing a disciplined, performance-oriented marketing platform that strengthens the Green Alpha brand while supporting leasing, occupancy, resident acquisition, and portfolio growth. The Marketing Director will oversee brand strategy, marketing budgets, portfolio-wide marketing strategy, digital acquisition, ILS strategy, SEO, analytics, and the broader marketing team. This role will work closely with executive leadership, operations, regional management, and onsite teams to ensure marketing resources are aligned with property-level and organizational priorities.

Requirements

  • 7+ years of marketing experience, preferably within multifamily, property management, real estate, hospitality, or another multi-location operating business.
  • Demonstrated experience managing marketing budgets and performance-driven digital campaigns.
  • Strong understanding of paid search paid social, SEO, ILS platforms, website strategy, and marketing analytics.
  • Experience leading and developing marketing professionals.
  • Strong analytical skills with the ability to connect marketing activity to operating performance.
  • Excellent communication, organizational, and cross-functional leadership skills.

  • Experience managing agencies, technology platforms, and external vendors preferred.

Responsibilities

  • Develop and lead Green Alpha's overall marketing strategy across the corporate brand and property portfolio.
  • Establish annual and quarterly marketing priorities aligned with portfolio performance and company objectives.
  • Lead, develop, and manage the marketing team, establishing clear responsibilities, standards, and performance expectations.
  • Serve as the primary marketing partner to executive leadership and operations.
  • Build scalable marketing processes and standards as Green Alpha continues to expand.
  • Own marketing budgets and oversee allocation across corporate and property-level initiatives.
  • Develop portfolio marketing strategies based on occupancy, leasing velocity, competitive positioning, property performance, and market conditions.
  • Evaluate marketing spend and continuously reallocate resources toward the channels and properties where they can have the greatest impact.
  • Establish consistent reporting and accountability around marketing investment and performance.
  • Oversee paid search, paid social, SEO, digital advertising, and lead-generation strategy.
  • Direct portfolio-wide Internet Listing Service (ILS) strategy, including platform selection, spend levels, listing quality, and performance.
  • Establish digital marketing standards and oversee agency and vendor relationships where applicable.
  • Evaluate emerging marketing channels, technology, and tools that can improve leasing performance or operating efficiency.
  • Establish KPIs for marketing performance across the portfolio.
  • Monitor lead volume, lead quality, conversion, cost per lead, cost per lease, website performance, traffic sources, and other key metrics.
  • Translate marketing data into actionable recommendations for operations and leadership.
  • Develop regular portfolio-level reporting to measure marketing effectiveness and return on investment.
  • Maintain strategic oversight of the Green Alpha brand and property-level brand architecture.
  • Ensure brand standards are consistently applied across digital, physical, and resident-facing touchpoints.
  • Guide the positioning of new communities, acquisitions, rebrands, and major property initiatives.
