About The Position

As a Managing Director at Entrada Partners, you will play a pivotal role in the growth and expansion of our industrial real estate portfolio in Texas. This role requires a seasoned professional with a deep understanding of the industrial and flex real estate sectors, strong analytical and communication skills, and the ability to cultivate and maintain strategic relationships. Additionally, this role requires a deep understanding of the real estate capital markets as it relates to underwriting, risk analysis and investor expectations. This role may eventually lead to the Chief Investment Officer position within the Industrial division of Entrada. The Managing Director will report directly to the Principals of Entrada and will be based in Addison, TX.

Requirements

  • Bachelor’s degree in Real Estate, Finance, Business, or a related field.
  • Minimum of 10 years of experience in real estate acquisitions, with at least 5 years of focus on industrial and flex properties.
  • Strong analytical and financial modeling skills.
  • Excellent negotiation and communication skills.
  • Proven ability to manage multiple projects and deadlines.
  • In-depth knowledge of the industrial/flex real estate market and acquisition processes.
  • Proficiency in Microsoft Office Suite, Argus, and other real estate software tools.
  • Strong proficiency in Excel, Argus, PowerPoint, and other real estate software tools.

Nice To Haves

  • MBA or other relevant advanced degree preferred.

Responsibilities

  • Contribute to the development, refinement, and execution of Entrada's investment strategy, considering market conditions and investor objectives.
  • Proactively identify and assess investment opportunities aligned with Entrada's strategy. Conduct thorough due diligence on potential acquisitions, including financial analysis, market research, capital expenditure needs, and risk assessment.
  • Lead negotiations, structuring, financing, and closing of complex real estate transactions. Collaborate with legal, asset management, and other internal teams to ensure seamless execution of acquisitions.
  • Stay abreast of market trends and dynamics, providing insights and recommendations to guide investment decisions. Develop and maintain strong relationships with brokers, sellers, and other industry professionals.
  • Provide leadership and mentorship of the Acquisition Department. Offer guidance on deal structuring, underwriting, problem-solving, and overall strategy.
  • Prepare and present investment proposals, financial models, and performance reports to senior leadership and investors. Communicate effectively with internal and external stakeholders to ensure alignment on investment strategies.
  • Cultivate and maintain relationships with Entrada’s investors (both High Net Worth and Institutional) in order to manage the process of finding acquisitions that meet our risk adjusted return requirements.
