About The Position

The Manager, Make Ready is responsible for leading day-to-day vacant home turn execution across assigned markets, ensuring homes are delivered leasing-ready on time, within approved scope and budget, and to company standards for Clean, Safe, and Functional. This role directly supervises Make Ready Technicians and is accountable for team performance, turn cycle time, scope and cost management, vendor execution, quality control, and accurate documentation. The Manager serves as the primary field leader for assigned turn operations by setting daily priorities, coaching team performance, monitoring workload and capacity, removing operational barriers, and maintaining clear communication with the Director, Construction Operations and cross-functional partners. Regular field presence and travel within assigned markets are required.

Requirements

High school diploma or equivalent required
5+ years of residential maintenance, construction, renovation, make-ready/turn, facilities, or property operations experience.
2+ years of supervisory or team-leadership experience with technicians, field employees, contractors, or multi-site service operations.
Strong knowledge of residential construction and maintenance systems, scopes of work, repair estimates, labor and material pricing, and quality standards.
Demonstrated ability to lead field employees, coach performance, set priorities, hold teams accountable, and manage multiple concurrent homes or projects.
Strong operational, financial, and analytical skills with the ability to interpret turn, productivity, cost, aging, and quality data and translate findings into action.
Strong vendor-management, organizational, problem-solving, and communication skills, including scheduling, pricing, quality control, issue resolution, and cross-functional coordination.
Proficiency with property management, work order, mobile inspection, timekeeping, reporting, and office productivity systems.
Valid driver's license and ability to travel regularly throughout assigned markets, including occasional overnight travel as business needs require.
Ability to perform field inspections and physical tasks commonly associated with residential maintenance and construction, including standing, walking, bending, kneeling, crouching, crawling, and climbing ladders or stairs.
Ability to lift, carry, push, and/or pull materials and equipment of varying weights up to 50 pounds, with or without assistance.
Ability to use hands, standard maintenance tools, equipment, and mobile technology to inspect work and provide technical support as needed.
Ability to communicate effectively in English, both verbally and in writing, as required for safe and effective job performance.
Sufficient vision, with or without correction, to safely inspect property conditions, scopes, documentation, and completed work.

Responsibilities

Lead, coach, schedule, and performance-manage assigned Make Ready Technicians, reinforcing accountability for safety, quality, productivity, attendance, documentation, and turn standards.
Conduct regular one-on-ones, field coaching, quality calibrations, safety meetings, and training; provide timely feedback and corrective action when expectations are not met.
Support technician recruiting, onboarding, development, cross-training, retention, and succession planning while identifying skill gaps and future staffing needs.
Review and approve technician timecards, overtime, attendance, and schedule adherence in accordance with company requirements.
Manage full-cycle make-ready execution across assigned markets from move-out through final leasing readiness, including inspection, scope development, scheduling, repairs, punch, and final quality control.
Set daily and weekly priorities based on move-out volume, vacancy aging, leasing demand, committed ready dates, geography, and available labor and vendor capacity.
Validate scopes, labor and material needs, and target completion dates; coordinate technicians, vendors, and materials to reduce idle days, repeat trips, and handoff delays.
Forecast ready dates, monitor aging turns, remove operational barriers, communicate recovery plans, and escalate complex repairs or capacity constraints while maintaining timeline ownership.
Review scopes, estimates, pricing, and change requests for accuracy, completeness, and adherence to company standards, approved materials, budgets, and authorization levels.
Manage approved vendors through assignment, scheduling, progress follow-up, quality verification, issue resolution, and completion while maintaining clear accountability for scope and timing.
Monitor turn costs, labor productivity, vendor usage, and recurring cost drivers; identify opportunities to improve sourcing, process, materials, or labor mix without sacrificing quality.
Ensure accurate use of work order, inspection, mobile, timekeeping, photo, and other company systems, including required scope, cost, status, and completion documentation.
Ensure completed homes meet company Clean, Safe, and Functional standards and are leasing-ready before final status is released.
Conduct or ensure completion of punch and final quality-control inspections, verifying required repairs, cleaning, life-safety items, smart-home components, fixtures, and home functionality.
Reduce rework, callbacks, missed scope, and post move-in work orders by identifying root causes, coaching technicians, and holding vendors accountable for corrective action.
Review team and market performance through established scorecards and KPIs, identify outliers or recurring issues, and implement action plans to restore or improve performance.
Promote and enforce a safe work environment, including required PPE, safe work practices, incident reporting, hazard identification, and prompt escalation of unsafe conditions.
Ensure make-ready work complies with company policies, manufacturer requirements, applicable building codes, and local, state, and federal laws and regulations.
Partner with Leasing, Property Operations, Maintenance, Procurement, Construction/Capital, Finance, and other teams to align readiness priorities, resolve barriers, and improve speed, quality, cost, and resident experience.
Perform other duties as assigned to support business objectives.
